Dear IQI Warriors,
As a Real Estate Negotiator (REN) in Malaysia, renewing your REN identification tag annually is a compulsory requirement by the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEA).
This renewal process ensures that only verified and professionally trained individuals with a valid REN number are allowed to carry out legal property transactions under a registered real estate firm.
For RENs who received their REN Tag between 1st October 2024 and 31st December 2024, the tag will remain valid until 31st December 2025. However, if you re-sat the NCC course and had your tag reactivated during this period, your tag will only be valid until the end of 2025.
Failing to renew your REN Tag on time means you’ll lose your active status and will be required to complete the full NCC certification process again.
Practising without a valid tag may also categorise you as an illegal broker, which could result in serious consequences under Malaysian real estate regulations.
How to Renew Your REN Tag in Malaysia (2025 Guide)
To continue operating as a Real Estate Negotiator (REN) and legally carry out property transactions in Malaysia, you must renew your REN Tag annually through a process regulated by the BOVAEA. Below is the step-by-step process to ensure your REN identification tag and REN number remain valid.
Step 1: Attend a CDP Course
The BOVAEA requires every registered real estate negotiator to complete a Continuous Development Programme (CDP) annually. This course, typically conducted over half a day, ensures that you remain up-to-date with the latest industry regulations and standards.
CDP sessions are conducted only by Board-approved trainers, and attendance is mandatory for REN Tag renewal.
Since spaces are limited until the end of December 2025, early registration is strongly encouraged to secure your slot.
Step 2: Submit Your Documents
After attending your CDP course, submit the necessary documentation via Atlas. IQI will assist by submitting your REN Tag renewal request to BOVAEA on your behalf. Ensure your documents clearly state your registration number, firm name, and confirm you are still attached to a registered real estate firm.
How to Register for a CDP Course
To register, follow these steps:

Once you’ve completed the session, you’ll receive a CDP certificate which is a key requirement to validate your REN application.
Important Reminders
Please take note of these important regulations to avoid rejection or delays:
- CDP registration is first-come, first-served; no walk-ins or date changes allowed
- Fees are non-refundable
- RENs must follow all SOPs and BOVAEA guidelines
- Delays in registration may result in reinstatement penalties from LPPEH
- The CDP certificate will be sent only after the official attendance list is submitted to the Board
🔒 Failing to renew your REN identification tag on time means you’ll need to retake the full NCC course(RM636) and pay RM100 for a new tag. You may also lose the legal right to represent your real estate agency or property firm in any formal property dealings.
Frequently Asked Questions (FAQ)
How do I verify if my REN Tag and REN number are valid and registered?
You can verify a REN’s identification tag and REN number by scanning the QR code on the tag or searching directly on the official BOVAEA website. Always confirm that the REN is attached to a licensed firm to avoid dealing with illegal brokers.
What security features are included on a valid REN identification tag?
What security features are included on a valid REN identification tag?
A valid REN identification tag must include the agent’s name, photo, REN number, firm registration number, and a scannable QR code for public verification. Tags come in different colors: blue tag for licensed agents, red tag for probationary agents, and purple tag for negotiators.
Can a property agent engage in transactions without being attached to one firm?
No. A property agent must be registered under one firm only, as listed in the BOVAEA registry. Engaging in property transactions without firm attachment violates real estate industry regulations and can result in legal action.
What is the difference between a real estate agency and a real estate firm in Malaysia?
In Malaysia, a real estate agency refers to the licensed business that offers property-related services, while a real estate firm is the official company registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEA). Your REN Tag must be tied to a real estate firm.
Why is it important for buyers and sellers to deal only with registered estate agents or real estate negotiators?
Dealing with registered estate agents or real estate negotiators ensures legal protection and accountability in property transactions. It helps prevent fraud, ensures compliance with industry standards, and guarantees that the agent has undergone professional training and holds a valid REN tag issued by the Board.
