In the race to build affordable housing, did you know that Malaysia has emerged as a clear leader in Southeast Asia, dedicating RM2.85 billion annually to this critical sector?
According to recent reports, Malaysia’s commitment is significantly greater compared to its ASEAN neighbours, spending six times more than countries like Indonesia and the Philippines on affordable housing initiatives.
This effort is part of Malaysia’s strategy to meet the ambitious goal of building 500,000 affordable homes by 2026, as outlined in the 12th Malaysia Plan.

Juwai IQI Co-Founder and Group CEO, Kashif Ansari, said that Malaysia, with a population of 34 million and a Gross Domestic Product (GDP) per capita of RM51,001, has still managed to spend a large amount, allocating RM2.85 billion annually for affordable housing.

The target was initially viewed as highly ambitious when it was announced, but with 443,259 units completed by last September, fewer than 60,000 will need to be built in 2025 and 2026.”

Malaysia’s robust investments have positioned it among the top five ASEAN nations in terms of per capita spending on affordable housing, despite its limited resources.
With an ever-growing urban population, the government’s sustainable approach, combining economic growth and smart urban planning, ensures Malaysia remains at the forefront of providing accessible housing for its citizens.
This dedication is set to help Malaysia manage the influx of 1.4 million new urban residents by 2030, solidifying its role as a regional leader in affordable housing.
With continued efforts and dedication, Malaysia is paving the way for more inclusive housing solutions in ASEAN, setting an example for its neighbours in the region.
