The real estate industry has the potential to exponentially increase a person’s cash flow, more so than almost any other industry in the world; and it is not hard to see why. There are several different ways to grow wealth on property. It provides a platform where different people, with different skill sets can transform themselves, grow and improve their finances in meaningful and successful ways.
So how does one make it big in real estate? What does it take for an investor to become successful? Well, that is exactly what we are going to be talking about. Here are 12 traits of ridiculously successful real estate entrepreneurs.
1. They are creative
In every career, there will be times when you will face significant challenges. It may be a run of bad luck; it may be that you have a lack of opportunities, who knows. Successful investors are those who are able to get creative and can turn scarcity into an opportunity. Whether it’s advertising properties on the internet or actually going to meet people individually and telling them about properties for sale, you need to be able to think outside the box to change your luck for the better with your own hands.
2. They take calculated risks
You can count on low risk, but there is no such thing as no risk. Like any business venture, real estate has its own share of risks. The market shifts, new development projects come and go, neighborhoods change and so on. In real estate, you will often have to work with projections and estimates, so make sure you keep yourself updated with the latest information. Then you can make an informed investment decision, rather than just a guess. Remember though, these are estimates and the situation can change anytime.
3. They know how to multitask
Even if you do choose only one strategy, there is a lot of work to be done. A successful investor is someone who knows how to juggle his or her tasks effectively. In other words, you must be organized and an adept multi-tasker.
4. They are patient
The real estate business is not a sprint, it is a marathon. That is to say, you shouldn’t expect immediate results. When you invest in real estate, there is often a lot of pressure to get immediate results. However, the best investors are those who can temper the pressure and apply patience and wisdom when it is needed. In other words, they know when to run and they know when to turn it down a notch. Learning to recognise this is what will guarantee success.
5. They know their limits
Property is an Investor’s biggest asset, and you need to be careful, especially if you are new to the business. As you work in real estate, you begin to realise that there are a lot of intricacies involved that require specialised skills. This includes knowledge of the local real estate laws, talking with clients, inspecting sites and so on. A good investor knows when they are familiar with something and when they need to learn more. They also know when they should put their own hands on a project and when they need to work with others. It is impossible to be everywhere at once, which is why you should know what you can do on your own and when you need help from others.
6. They put quality over quantity
Having a high number of deals is all well and good; however it is quality which truly makes the difference. A successful investor is someone who closes quality deals. When you are making a new deal, you need to look at your bottom line and ask yourself what you are losing to see this deal through. Your time and energy are valuable and all the time you are devoting to one deal is time lost from another. So be patient, look for better deals and devote your time and effort to seeing them through.
7. They are focused
Many new investors tend to try several different strategies at once, giving a minimum amount of focus to each of them. However, this does not necessarily work. Instead of maximising on the number of strategies and minimizing focus, you should flip it around. Pick a small number of strategies, may be even just one and master it/them.
Don’t waste your time and energy on several different things, instead focus that energy and refine at least one strategy.
8. They are willing to learn
Knowledge is key to any business. The best and most successful have gotten to where they are now, because they knew what they were doing and they were willing to learn when they didn’t. The market is always evolving and changing. To stay on top, you need to be able to change and evolve with it, which means you must always be willing to learn new skills and methods to effectively deal in real estate. Develop your skills and keep your student mentality on alert at all times.
9. They have vision
When you do deal in real estate, it may seem like it is all about the numbers; however that is not the case. You need to have vision, you need to be able to see the potential of a property, see what sets it apart from the rest, how you can market it and how it can add value to you and/or to others. You also need to be able to pursue that vision all the way to the very end. When you can do this, you have the makings of a great investor.

10. They always give 100%
The most successful investors are of course the ones who work the hardest. If you want to be successful, you need to be willing to put in the time and effort. That means staying motivated, going out there and giving it your all. You don’t need to work yourself to the ground, but you do need to dedicate yourself to the job. Keep your eyes open for good deals, go out there and talk to potential clients, learn and research different methods of buying, selling and investing, keep yourself up to date with the latest local and national information. Remember, successful investors understand the value of hard work and where it can get them.
11. They know how to build and keep relationships
You cannot hope to make a successful investment without people, and the best way to bring in and retain people is by having good relationship building skills. As the saying goes, “it’s not what you know, it’s who you know.” Build up your relationships with your clients and they will keep coming to you whenever they need to buy, sell or rent a property. In fact, they will bring in more clients to you via recommendations. Work on your relationships and you will pave your way to success.
12. They know how to use leverage
One of the most important traits an investor must have is the ability to use leverage. Leverage is an investment strategy of using borrowed capital to increase the potential return of an investment. If you want to do anything on a large scale, you must be able to leverage money towards the proper resources, people with the right skills and talents, and opportunities.
