A licensed real estate agent protects you where it matters most. Property deals involve a large sum of money, so you should never deal with someone you have not verified.

In Malaysia, every transaction must be handled by a licensed Real Estate Agent (REA), a Probationary Estate Agent (PEA), or a certified Real Estate Negotiator (REN). All three are registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP), the body that governs the industry.

Scammers do exist, but they usually leave clear warning signs once you know what to look for.

Here are the simple steps to check that your agent, PEA or REN is genuine.

1. Check the REN or REA Tag Color

In Malaysia real estate practice comes under an act of parliament and as such anyone who wants to be a property agent (as we Malaysian citizens refer to them as) is issued with their own ID tag that they must worn at all times when they engage themselves with clients and customers.

Therefore, a licensed real estate agent will be issued with a Blue Tag, a probationary estate agent with a Red Tag and a real estate negotiator a Purple Tag. All of these tags must contain: 

• The Name & Photo of the property agent
• Their assigned numbers 
• The Firm they are attached with
• The Firms registration number
• QR code to scan their tag to show whether they are listed with BOVAEP & which firm they are attached to

Therefore, if you come upon anyone who does not have a tag, do not do any transactions with them!

2. Confirm the Agency Is Registered with BOVAEP

When you appoint a registered real estate agent, probationary estate agent or registered estate agent to sell, buy or rent, you are legally appointing a real estate firm who employs them. Once you decided to appoint them, the firm that they’re working under is simultaneously responsible for all actions of their employees.

Also be aware that, ALL real estate companies need to register with BOVAEP in order operate legally.. The firm will have their own E Number to shows they are registered with BOVAEP.

However, there are firms who claim to be real estate marketing firms [especially involved in project marketing] but are not registered with BOVAEP. 

To verify whether the real estate firm is registered with BOVAEP, you can head over to LPPEH official website to do a quick background check or call +6 03-2287 6666. 

Verifying the firm’s status ensures you’re dealing with a professional registered real estate firm, which is a crucial step in determining your interest is protected.

3. Verify the REN or REA Registration Number

A very important note: If you ask to see their ID tag and the person says they forgot it, you can still ask for their registration number for an online checking.

Each real estate agent has a unique registration number, which you can verify at this link.

If they seem reluctant to provide their REN number or REA number, that could indicate you’re encountering a potential fraud or a property agent who isn’t responsible.

4. Check the Agency Name and E Licence Number

Besides searching for the real estate negotiator number, you can search for their real estate agency name if it’s an official real estate agency firm. Every real estate practitioner must be attached to one firm.

To find out, click “Search for Firm” at the website. You can even call the firm to confirm if the property agent is really working for them.

5. Look at the Details in the Advertisement

Real estate negotiators and registeres estate agents usually have advertisements that they post online or flyers to share to sell their property, and it must contain the following information;  

• The firms E registration number
• REA/REN’s name
• REA/REN’s registration number
• Their Handphone numbers
• The firm’s office number

If you see a property flyer without the above information, take a picture and send it to BOVAEP with the street name, date, and time, with your name and contact number. 

6. Verify the Bank Account Before You Pay

Always remember that a licensed real estate agent who works with a verified company would never ask you to do a transaction under their own bank account details. 

If you’re working with an IQI REN or IQI REA, ensure that all real estate transactions are directed to IQI Realty Sdn Bhd.

We strongly advise against doing business with any real estate agents or negotiators who ask for personal banking transactions, as they might not have a real estate license.

As you gain experience, you may eventually start helping newer negotiators.

This is where the job begins changing.

You are no longer thinking only about your own transactions.

You are also helping other people improve theirs.

And that requires a different set of skills.

A good salesperson knows how to sell.

A good leader also needs to know how to teach, motivate, communicate and develop people.

Stage 3: Head of Team

For negotiators who successfully develop their leadership capabilities, becoming a Head of Team can be another major milestone.

At this level, the responsibility becomes much bigger.

Instead of managing only your personal pipeline, you may also be involved in:

• developing team members
• recruiting and onboarding negotiators
• conducting training
• helping agents overcome challenges
• setting team goals
• building team culture
• improving overall team performance

IQI has real examples of negotiators progressing into this type of leadership position.

For instance, Ven Tee progressed to Head of Team in 2020 before becoming a Team Manager in 2023. His team later grew to more than 1,000 agents.

Other IQI leaders have followed similar paths. Hugo Chan’s journey, for example, progressed through team leadership and Head of Team before he became a Team Manager.

These examples show an important point:

Career growth in real estate can eventually become less about how many properties you personally sell and more about how many people you are capable of leading.

Stage 4: Team Manager

Team Manager takes that responsibility even further.

By this stage, you are not simply developing individual negotiators.

You may be developing leaders who are building their own teams.

Your thinking therefore changes again.

You need to consider:

How do we grow the organisation?

How do we develop future leaders?

How do we create systems that help hundreds of agents perform better?

How do we build a team that can continue growing without depending on one person?

This is a very different career from being an individual REN.

The property industry may be the same, but your role has evolved from selling property to developing people and building an organisation.

And for ambitious leaders, Team Manager does not necessarily have to be the final destination. IQI has previously documented agents setting their sights on higher leadership positions beyond Team Manager as their teams and responsibilities grow.

Career Path 2: REN to PEA to Registered Estate Agent

There is another pathway that experienced RENs should understand.

It is:

REN → PEA → REA

However, there is an important difference.

This is not the same as being promoted from REN to Team Leader or Team Manager.

It is a professional registration pathway regulated by LPPEH.

What Is the Difference Between REN, PEA and REA?

Real Estate Negotiator (REN)

An REN works under a registered estate agency and performs real estate negotiation activities under the supervision of the agency.

For many Malaysians entering property sales, this is the most common starting point.

Probationary Estate Agent (PEA)

A PEA is someone registered with the Board as a Probationary Estate Agent while completing the professional requirements towards becoming a Registered Estate Agent.

Becoming a PEA is therefore not an automatic promotion after working as an REN for a certain number of years.

Candidates need to fulfil the relevant academic, examination and registration requirements prescribed by LPPEH.

The probationary period also involves practical training and documentation of professional experience. LPPEH guidance refers to the completion of two years of practical training and requirements connected with the Test of Professional Competence.

Registered Estate Agent (REA)

The REA represents another professional level.

A person seeking registration needs to satisfy the Board’s prescribed qualifications, practical training and professional competency requirements. LPPEH’s registration documentation specifically refers to recognized qualifications, practical training and the Test of Professional Competence (TPC).

An REA can carry responsibilities that an REN cannot independently undertake, including operating estate agency practice subject to the relevant regulatory requirements.

This is why the REN and REA titles should not be treated as interchangeable.

So Which Career Path Should an REN Choose?

Here is the good news:

You do not necessarily have to look at them as competing career paths.

Think of them as two different types of progression.

The leadership pathway is about building people and organizations.

The professional pathway is about obtaining higher professional registration within Malaysia’s regulated estate agency profession.

Depending on your ambitions, you may pursue one or eventually work towards both.

What Skills Do You Need to Move Beyond REN?

Closing a lot of deals is useful.

But it does not automatically make someone a good leader.

Once you want to move beyond being an individual REN, different abilities become increasingly important.

1. Leadership

Your results are no longer measured only by what you can accomplish yourself.

You need to help others perform as well.

That means knowing when to teach, when to listen and when to lead.

2. Coaching

New negotiators will make mistakes.

They may struggle with prospecting, presentations, rejection, negotiations or even confidence.

An experienced leader needs to turn personal experience into something another person can actually learn from.

3. Communication

Managing one client is different from communicating with an entire team.

As your responsibilities grow, clear communication becomes increasingly important.

4. Recruitment and Team Building

A strong property team does not appear overnight.

Leaders need to identify potential talent, bring the right people together and create an environment where they can develop.

5. Systems and Technology

When you handle ten clients, you may be able to keep many things in your head.

When you are helping to manage dozens or hundreds of agents, that becomes impossible.

Systems become important.

Before You Resign: 5 Things to Prepare if You Want to Become a Real Estate Agent in Malaysia

The journey to become a real estate agent in Malaysia doesn’t start on the day you resign. Instead, it starts months before, while you’re still earning a salary. As a result, the agents who transitioned smoothly all did some version of these five things.

1. Build your financial runway

This is non-negotiable for anyone who wants to become a real estate agent in Malaysia. Real estate income is commission-based, and there is a delay between closing your first deal and actually receiving money.

Izzey, a former corporate marketing executive at IQI, closed her first sale after more than two months. But her commission didn’t arrive until around month four. That’s four months of living expenses with zero income.

Save at minimum 3 to 6 months of essential living expenses before going full-time. Specifically, include rent or mortgage, utilities, transport, food, and insurance. Above all, don’t count on your first commission arriving on time.

2. Get your REN tag sorted early

You need a Real Estate Negotiator (REN) tag to legally practice in Malaysia. The process involves registering with a registered real estate agency, completing the Negotiator’s Certification Course (NCC), and getting certified by the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP).

3. Learn the fundamentals on your own time

You don’t need to wait until Day 1 at an agency to start learning. While you’re still in your 9-to-5, use evenings and weekends to study market basics: property types in Malaysia (freehold vs leasehold, strata vs landed), home loan processes, Stamp Duty and legal fees, area pricing trends, and how subsale and new launch transactions work.

This gives you a head start so your first weeks at the agency are spent on prospecting, not catching up on fundamentals.

4. Start building your personal brand

AG Sasidar, an IQI agent who spent 18 months without a deal before breaking through, credits content creation as his turning point. His TikTok videos didn’t just attract clients. They literally recruited AJ Anand, another IQI agent, whose wife discovered AG’s content and encouraged AJ to join IQI.

You can start posting useful real estate content while you’re still employed. Share home-buying tips, area comparisons, or market updates. By the time you go full-time, you’ll already have an audience.

5. Choose your agency before you resign

Not all agencies are built the same. Before you hand in your letter, research which agency offers structured training, mentorship, technology support, and a team culture that will actually help you during the transition.

Aurora Low registered with IQI in 2019 but only became active in 2023 because her initial experience lacked direct guidance. Her leader at the time wasn’t regularly coming to the office. Her only advice was “just try everything.” It took Aurora 12 months to close her first deal.

When she changed her approach and started mixing with agents from other teams at IQI, everything shifted. The lesson: your agency environment matters more than your talent in the first 6 months.

The best time to transition is when you’ve prepared, not when you’ve burnt out.

The Best Exit Plan: 3 Ways to Become a Real Estate Agent from a 9-to-5

Not every path to become a real estate agent in Malaysia looks the same. Based on the agents we studied, there are three common approaches. Each has trade-offs, so consider which one fits your situation.

Option A: The clean break (high risk, high focus)

You resign from your job and go full-time into real estate immediately.

Daniel Nazreen did this. He was a Head Chef, professionally trained and graduated in Culinary Arts. When his mentor Brian Lee invited him into real estate, Daniel turned him down multiple times. His thought: “Sales? That’s not me.”

Eventually, he took a leap with just one month of savings. As a result, two weeks later, he closed his first deal: RM23,560 commission.

However, Daniel’s story is inspiring but also the exception. Most new agents take 2 to 9 months to close their first deal. Therefore, if you choose this path, you need a strong financial runway and the discipline to treat real estate like a full-time job from Day 1.

Best for: People with significant savings, no dependants, or a spouse who can cover household expenses. In other words, those who can afford to become a real estate agent in Malaysia without a financial safety net.

Option B: The gradual shift (lower risk, slower start)

You start real estate part-time while still in your 9-to-5, then transition to full-time once you’ve closed your first deal or built a pipeline.

Izzey discovered real estate through a friend who was doing it part-time. Rather than jumping straight in, she took six months off to reflect after resigning from her corporate career, even turning down a senior position offer from another company.

As a result, this approach gives you time to learn the ropes, attend training, and start building your pipeline without the pressure of zero income. On the other hand, the trade-off is that your progress will be slower because you can’t fully commit during working hours.

Best for: Parents, sole breadwinners, or anyone who needs income continuity while learning how to become a real estate agent in Malaysia.

Option C: The forced pivot (unplanned, but manageable)

Sometimes the decision is made for you. For instance, retrenchment, company restructuring, or a life event pushes you into real estate.

AJ Anand lost his corporate job during the 2020 pandemic. He spent two years trying to find stable employment. Couldn’t land even a RM3,000 salary. His wife was the sole breadwinner while they raised a one-year-old.

When he joined IQI, nine months passed with zero deals. His house and car were listed for auction. Debt collectors called daily. But he refused to quit. His first commission was RM3,500. Today, he’s a Head of Team.

Mistake 7: Entering Real Estate Only for “Fast Money”

Mark Lai started at 19. No sales background. Not from a wealthy family. Even RM10,000 felt like a big goal. Before real estate, he tried MLM, Forex, money games, and every “fast money” scheme that promised the lifestyle he wanted. Instead, he ended up owing a friend RM15,000.

SKBBK, a PERKESO scheme branded as LINDUNG 24 JAM, went live on 1 June 2026 to expand accident protection for millions of workers. However, within weeks, the scheme was updated. As of July 2026, contributions are voluntary for Malaysian employees and mandatory for foreign employees.

For property agents, the key question is not only how much SKBBK costs, but whether they are covered in the first place.

This is where many people still get confused. SKBBK protects employees, but it does not cover the self-employed. In real estate, where many negotiators work on a commission basis, that distinction matters because it can decide who is protected and who needs to arrange their own safety net.

What is SKBBK 2026 (LINDUNG 24 JAM)?

SKBBK stands for Skim Kemalangan Bukan Bencana Kerja, or the Non-Employment Injury Scheme. Run by PERKESO (SOCSO), it covers accidents that do not arise from your job. It was created under the Employees’ Social Security (Amendment) Act 2026 (Act A1788).

The Act received Royal Assent on 23 February 2026, was gazetted on 5 March 2026, and took effect on 1 June 2026. Before SKBBK, PERKESO mainly covered accidents at work or while commuting for work. An injury at home, on a weekend drive, or during a hobby usually fell outside the net.

SKBBK closes that gap. It extends protection to 24 hours a day, as long as the accident happens within Malaysia.

Cover applies to accidents within Malaysia only. Every claim is subject to PERKESO’s assessment.

One key update to note: since July 2026, SKBBK contributions have been voluntary for Malaysian employees and mandatory for foreign employees. The coverage itself has not changed, but the contribution requirement has. We explain this in the next section.

Why does this matter for real estate professionals? Because real estate is a mobile and flexible career. Agents are often on the road, travelling to viewings, meeting clients after office hours, and working on weekends. This means they face everyday risks more often than many office-based workers.

The main issue is that many property agents are self-employed, and SKBBK does not cover this group. For agents, this distinction matters because it determines whether they have accident protection or need to arrange their own coverage.

Who is affected by SKBBK, and who is left out?

Let us be clear, because the rules changed in July 2026 and this is where the distinction matters for the real estate industry. There are now three main groups.

• Malaysian employees: contributions are voluntary. You are enrolled by default and the 0.75% contribution will continue to be deducted from your salary unless you actively opt out. If you do nothing, you remain covered and continue paying.
• Foreign employees: contributions remain mandatory. Foreign employees are covered and cannot opt out.
• Self-employed people: not covered at all.Anyone under the Self-Employment Social Security Act 2017 (Act 789) falls outside SKBBK entirely.

To opt out, a Malaysian employee must complete the online Liability Release Declaration, also known as the “TIDAK MENYERTAI” form, through PERKESO’s portal. A copy should then be given to the employer for payroll processing. The opt-out facility has been available since 13 July 2026.

So where do real estate negotiators sit? It depends on their working arrangement.

• Salaried Malaysian agents (Act 4 contract, SOCSO deducted): enrolled by default, but they can opt out.
• Salaried foreign agents: covered, and cannot opt out.
• Independent commission-only RENs who work as contractors, which represents much of the industry, are not covered by SKBBK.

This gap matters, and the July update does not close it. Whether SKBBK is voluntary or mandatory, the scheme was not designed for self-employed individuals. If you are a commission-only agent, your protection is still your responsibility unless you arrange coverage through voluntary self-employed SOCSO or a private personal accident policy.

How much is the SKBBK deduction, and what do agents get?

For agents who are covered as employees, the numbers are modest.

• Rate: 0.75% of monthly wages in Phase 1.
• Wage ceiling: RM6,000, so the most you pay is RM45 a month.
• Who pays: the employee, in full. Employers only deduct and remit.
• Later phases: the rate rises in stages toward 1.25%.

Since July 2026, Malaysian employees can opt out. If you do, the deduction stops and so does your LINDUNG 24 JAM cover, though your normal work-injury SOCSO carries on. Foreign employees keep contributing.

A six-month grace period begins from 1 June 2026. During this period, PERKESO may waive penalties for SKBBK non-compliance, although the required contributions still need to be paid.

So, what does the coverage include? SKBBK provides protection for non-work-related accidents within Malaysia, whether they happen at home, during personal travel, or while taking part in recreational activities. Depending on PERKESO’s assessment, the benefits may include medical treatment, disablement support and rehabilitation.

For independent RENs, the main concern is not the salary deduction. It is the protection gap. Treat SKBBK as a reminder to check whether you are properly covered. If you are not, consider closing the gap through voluntary protection under Act 789 or a private personal accident policy.

The Numbers Behind SKBBK, and How Agents Compare

The scale of SKBBK is huge. Human Resources Minister Datuk Seri R. Ramanan said more than 9 million contributors under Act 4 are now covered under LINDUNG 24 JAM, with automatic enrolment for existing formal workers (The Star, 1 June 2026).

The gap it targets is real. Only about 42% of Malaysian workers held any personal accident insurance before this, so most had no cover when accidents happened outside work (DataOn, 2026).

For a mobile career like real estate, that risk can be even higher. Agents are constantly travelling, meeting clients and attending viewings, often beyond normal office hours. The lesson is simple: do not assume you are covered. Check your status and make sure you have the right protection in place.

3. Real Estate Negotiator (REN) 

A person who has completed a two-day Negotiators Certification Course (NCC) and is certified by BOVAEP.

RENs assist REAs in marketing properties and closing deals. There are about 30,000 RENs in Malaysia. 

The real estate profession is regulated by law, replacing traditional brokers. Rather than just a business, real estate is now a regulated profession requiring proper certification.
