MM2H US: What Living in Malaysia Feels Like for Americans

Imagine living somewhere winter never comes. In Kuala Lumpur, temperatures typically stay between 70°F and 94°F, while a plate of hawker food in Penang can be enjoyed for under RM10 (about US$2.50). Malaysia is also gaining attention among Americans. Between October 2024 and August 2026, 284 Malaysia My Second Home (MM2H) applications were received from the United States, the highest number from any country outside Asia. By the end of 2025, homes had been purchased by 41 American MM2H participants. But what is everyday life in Malaysia really like under MM2H? How does it compare with living in the US? From daily expenses and lifestyle changes to tax obligations, here's what Americans should know before making the move. KEY TAKEAWAYS Cost of Living: US$3,100/month in KL offers a lifestyle costing US$6,200 in Houston or US$12,000 in New York. Safety & Language: Malaysia ranks 12th globally for peace and 1st in Asia for English proficiency. Healthcare: Quality private care at lower costs, but Medicare doesn't apply. MM2H Requirements: Renewable 5–20-year pass, no minimum stay from age 50, and mandatory home purchase. Silver Tier: Around US$432,000–US$437,000 upfront for a KL property and MM2H requirements. US Taxes: Worldwide income remains taxable, with FBAR reporting required when applicable. In this articleWhat Is Everyday Life Like in Malaysia on MM2H?How does life in Malaysia compare with the US?Where Should You Live: Kuala Lumpur, Penang or Johor? What Does MM2H Offer, and What Are the Requirements? What Changes for Americans Living in Malaysia? Is Malaysia Better Than the US for You?Frequently asked questions about living in Malaysia on MM2H What Is Everyday Life Like in Malaysia on MM2H? Quick Answer: Year-round warmth, affordable living and widely spoken English make Malaysia an attractive choice. Expect temperatures between 73°F and 91°F, US$4 local meals and easy access to Asia. The trade-offs? Humidity, afternoon showers and a 13-hour time difference with New York. Breakfast is best enjoyed outside. Mornings often begin at a hawker stall or kopitiam (local coffee shop), where an inexpensive meal costs around RM15 (US$3.70), compared with US$20 in the US.The food culture here is amazing. English is widely spoken. Malaysia ranks 1st in Asia and 24th globally on the EF English Proficiency Index. As Chartier puts it, "Being able to speak English almost everywhere made things easier too." Getting around is easy. Kuala Lumpur is well connected by public transport, with monthly passes costing around RM50 (US$12), compared to US$140 in New York. Grab is also widely used for convenient rides. Condo living is popular. Condominiums are often preferred by foreign buyers, with facilities such as swimming pools, gyms and 24-hour security. Weekend getaways are within reach. Bangkok, Bali and Singapore are just a short flight away. Even Penang offers "nonstop flights to plenty of places in Asia", as Chartier notes. Festivals are celebrated year-round. Hari Raya, Chinese New Year, Deepavali and Christmas are all recognised public holidays. Thanksgiving isn't forgotten either, with the American Malaysian Chamber of Commerce hosting an annual Thanksgiving luncheon in Kuala Lumpur. ONE AMERICAN'S STORY Ward Chartier, retired in Penang on MM2H since 2018 Born in Wisconsin, Chartier spent about two decades working in Texas. He applied for MM2H in 2017 and moved to Penang on his own the following year. Life in Penang feels very comfortable for me. English works almost everywhere, new restaurants keep opening at reasonable prices, and Penang has nonstop flights to cities in Thailand and China. His biggest test came on a hike, when he slipped down a hill and broke his leg. A Penang orthopaedic surgeon repaired it with a six-inch metal plate and seven screws. I was genuinely impressed by the quality of care I received. His one practical warning is very American: US banks can be surprisingly hard to use with an international phone number. Think twice before you cancel your US phone plan. Source: Ward Chartier, as told to Amanda Goh, Business Insider, November 2025. How does life in Malaysia compare with the US? Quick answer: Malaysia wins clearly on cost, safety and the price of healthcare. The US wins on closeness to family, Medicare and the convenience of the life you already know. What mattersMalaysiaUnited StatesEveryday living costsGenerally much lower, particularly for rent, dining and servicesBaselineEating outAround US$3.70 (RM15) for a simple mealAround US$20 for a similar mealRenting in the cityAround US$620/month for a one-bedroom apartment in central KLAround US$4,390/month in central New YorkPeace and stabilityRanked 12th globally in 2026Ranked 134th globallyGetting by in EnglishRanked highest in Asia among countries assessed by EF EPI 2025English is the primary languageWeatherTropical and warm throughout the yearVaries by state, with four distinct seasons in many areasHealthcarePrivate healthcare is widely available; insurance or out-of-pocket payment is importantMedicare is generally available from age 65 to eligible individualsFamily and friendsLong-distance flights and a significant time differenceEasier to stay close to family and friends based in the US Sources: Numbeo (updated 1 November 2026); Institute for Economics and Peace, Global Peace Index 2026; EF English Proficiency Index 2025; Weather Spark; Medicare.gov. How much further could your money go in Kuala Lumpur? For Americans living in expensive cities, the difference can be particularly noticeable. Housing often takes up a much smaller share of the budget in Kuala Lumpur, leaving more room for dining, travel and other retirement expenses. Figures are rounded and may change with exchange rates and user submissions. Healthcare is a major advantage. Malaysia's private hospitals welcomed 1.84 million international patients in 2025. In Penang, a 30-minute clinic consultation was reported by an International Living correspondent to cost just RM120 (US$30). Where the US Still Has the Edge Distance: Most flights to the US require a stopover, while Kuala Lumpur is 16 hours ahead of Los Angeles in winter. Medicare: Healthcare received outside the US is generally not covered. Rainfall: Rain is common year-round, with November typically the wettest month at around 10.7 inches. Where Should You Live: Kuala Lumpur, Penang or Johor? Quick Answer: Kuala Lumpur offers city living and international connections, Penang is known for its food, culture and expat community, while Johor provides easy access to Singapore. Wherever you settle, your MM2H property must meet the state's minimum foreign-buyer price. LocationLifestyleMinimum Foreign-Buyer PriceBest ForKuala LumpurModern city living, shopping, private hospitals and international flightsRM1 million (US$245,900)City life and frequent travelPenangHeritage streets, local food, beaches and an established expat communityAround RM1 million for island condos; lower on the mainlandCulture, food and relaxed livingJohorSuburban living with Singapore nearby; RTS Link scheduled to open on 1 January 2027Around RM1 million in most areasEasy access to Singapore Sources: IQI, foreign home ownership rules in Malaysia (updated 19 October 2026); EdgeProp.my, 28 July 2026. Floors are set by each state and change; confirm before you commit. Living costs also vary. In Penang, an International Living correspondent reports spending around RM10,000 (US$2,500) monthly, including dining out, wine and travel. Which homes clear both price floors? Browse homes that meet your MM2H tier minimum and the state's foreign-buyer price. See MM2H-ready homes What Does MM2H Offer, and What Are the Requirements? Quick Answer: MM2H offers Americans a renewable, multiple-entry long-stay pass, with family members included and no minimum stay for those aged 50 and above. In return, a USD fixed deposit and property purchase are required, with a 10-year resale restriction. Employment is generally limited to Platinum holders. What You Get Long-Term Stay: A renewable pass valid for 5 years (Silver), 15 years (Gold) or 20 years (Platinum), with multiple entries. Flexible Living: No minimum stay for those aged 50 and above, making it easier to split time between Malaysia and the US. Those under 50 must meet a 90-day annual stay requirement. Family Inclusion: Spouses, children under 21 (or up to 34 if unmarried and unemployed) and parents can be included. Property Ownership: A home registered in your name, subject to MM2H and state property rules. The required spending is actually higher than before. But for those who genuinely want to live in Malaysia and are prepared to buy property, it doesn't seem to be a major obstacle. Anthony Liew Yong Huat, President, Malaysia My Second Home Consultants Association (MM2HCA)The Edge Malaysia, 22 September 2025 What You Need MM2H TierFixed DepositMinimum Property PricePass ValiditySilverUS$150,000RM600,000 (US$147,500)5 years, renewableGoldUS$500,000RM1 million (US$245,900)15 years, renewablePlatinumUS$1 millionRM2 million (US$491,800)20 years, renewableSEZ/SFZ (Forest City)US$32,000 (50+) or US$65,000 (21–49)Subject to zone requirements10 years, renewable Source: MOTAC, mm2h.gov.my (last updated 10 February 2026). Ringgit converted at RM4.0665 per US$1, Bank Negara Malaysia, 2 November 2026. Minimum age is 25, or 21 for SEZ/SFZ. What does Silver cost in Kuala Lumpur? A single applicant should budget around US$432,000–US$437,000, including approximately US$37,000–US$41,000 in taxes and fees. Actual costs depend on the property purchased, which must also meet Kuala Lumpur's foreign-buyer minimum price. MM2H also channels new investment into real estate purchases, usually for luxury homes for the visa recipient and their family. Kashif Ansari, Co-Founder and Group CEO, Juwai IQIThe Star (Bernama), 11 March 2025 How to Apply: Applications must be submitted through a MOTAC-licensed company, with approval typically taking three to five months. Once approved, applicants complete a medical check, place their fixed deposit, purchase a property and receive their MM2H pass. Fact Check: 3 Common MM2H Misconceptions "Proof of monthly income or liquid assets is required." Not under the revised June 2024 rules. MOTAC requires a fixed deposit and property purchase, without a separate income or liquid-asset requirement. "The US and Malaysia have a double taxation treaty." False. Malaysia is not listed among the IRS's US income tax treaty partners. "Agents can charge any service fee." False. MOTAC caps fees at RM40,000 (Silver), RM55,000 (Gold) and RM70,000 (Platinum), with a maximum of 20% payable upfront. What Changes for Americans Living in Malaysia? Quick Answer: Moving to Malaysia doesn't end your US financial obligations. You'll still need to report worldwide income to the IRS and may have additional foreign bank account reporting requirements. Social Security benefits can continue, but Medicare generally won't cover healthcare in Malaysia. CategoryWhat Americans Should KnowIncome TaxWorldwide income remains subject to US tax rules, with no US–Malaysia income tax treaty. Malaysia generally exempts qualifying foreign-sourced income received by resident individuals until 2036, but US tax obligations remain.Bank ReportingMM2H deposits exceed the US$10,000 FBAR reporting threshold. Form 8938 may also apply, depending on your filing status and residency.Social SecurityBenefits can generally be received in Malaysia, including through eligible Malaysian bank accounts. In August 2026, 615 payments were made to recipients in Malaysia.MedicareOverseas healthcare is generally not covered. Private or international health insurance should be considered.Travel HomeKuala Lumpur is 13 hours ahead of New York in winter, with most US-bound flights requiring a connection. Sources: IRS, US Social Security Administration, Medicare.gov and The Edge Malaysia (18 October 2024). General information only, not tax advice. Before transferring your MM2H deposit, consult a cross-border tax adviser to understand your US reporting and tax obligations. Is Malaysia Better Than the US for You? Quick Answer: Malaysia may be a better choice for lower living costs, a relaxed lifestyle and easy access to Asia, provided you can meet MM2H's financial requirements. However, the US may suit you better if staying close to family, relying on Medicare or living mainly on Social Security is a priority. Malaysia May Suit You If...Staying in the US May Suit You If...Want your money to stretch two to four times furtherPrefer staying close to familyCan afford a US$150,000 deposit and property purchaseDepend mainly on Social SecurityAre comfortable paying for private healthcareRely on Medicare coverageEnjoy warm weather, local food and travelling across AsiaPrefer four seasons and familiar surroundingsAre 50+ and want flexible stays without minimum-day requirementsWant permanent residency rather than a renewable pass Source: IQI Summary, November 2026. Considering other retirement destinations? Thailand, Mexico and Panama generally have lower financial entry requirements, while Mexico and Panama are closer to the US. Explore our four-country comparison to see how they compare. 5 Things to Check Before Applying Visit Malaysia first. November is a good time to experience the rainy season before deciding. Calculate your total costs. Include the fixed deposit, property purchase, estimated 10%–12% buying costs and agent fees. Use IQI's Property Transaction Fees Calculator to plan your budget. Consult a cross-border tax adviser. Understand your FBAR, Form 8938 and deposit interest reporting obligations. Secure international health insurance. Arrange suitable coverage before relocating. Choose a MOTAC-licensed agent. Confirm all fees in writing, including the RM40,000 Silver service charge and maximum 20% upfront payment. Frequently asked questions about living in Malaysia on MM2H What is it like to live in Malaysia as an American? Living in Malaysia offers Americans a lower cost of living, widely spoken English, affordable private healthcare and year-round warm weather. Malaysia also ranks 12th in the 2026 Global Peace Index. However, the tropical heat, humidity, frequent rainfall and long travel distance to the US may take some adjustment. Is it cheaper to live in Malaysia than in the US? Yes. According to Numbeo data from 1 November 2026, Malaysia's cost of living, including rent, is 57.7% lower than in the US. A lifestyle costing around US$3,100 per month in Kuala Lumpur could cost approximately US$6,200 in Houston or US$12,000 in New York, depending on spending habits. Do People Speak English in Malaysia? Yes. English is widely spoken in Malaysia, particularly in major cities, workplaces, hospitals and banks. According to the EF English Proficiency Index 2025, Malaysia ranks 1st in Asia and 24th globally, making everyday communication easier for English-speaking expats. Is Malaysia Safe for Americans? Yes. Malaysia is generally considered safe for Americans. It ranks 12th out of 163 countries in the 2026 Global Peace Index, compared with 134th for the US. The US State Department also gives Malaysia a Level 1 travel advisory (exercise normal precautions), although increased caution is advised in parts of eastern Sabah. Can US Citizens Apply for MM2H? Yes. US citizens aged 25 and above, or 21 for SEZ/SFZ, are eligible to apply for Malaysia My Second Home (MM2H) through a MOTAC-licensed company, provided they meet the programme requirements. Between October 2024 and August 2026, 284 MM2H applications were submitted from the US, the highest number from any country outside Asia. How much money do Americans need for MM2H? Silver needs a US$150,000 fixed deposit and a home of at least RM600,000 (about US$147,500). For a single applicant buying in Kuala Lumpur, IQI estimates about US$432,000 to US$437,000 all in. Can I split my year between the US and Malaysia on MM2H? Yes, if you are 50 or older, because there is no minimum stay. Under 50, your household must spend 90 days a year in Malaysia, shared between you, your spouse and dependants. Do Americans on MM2H still pay US taxes? Yes. US citizens are taxed on worldwide income wherever they live, and there is no US-Malaysia income tax treaty. Your MM2H fixed deposit also means filing an FBAR each year. Make your move to Malaysia count. Your MM2H application goes through a MOTAC-licensed company. Your home search can start with IQI. Tell us your tier, budget and the life you want, and a local IQI agent will shortlist homes that clear both the MM2H minimum and the state's foreign-buyer floor. From RM15 a Day to 100+ Units: Adam Sathya Raj’s Story

From earning just RM15 a day washing cars at 17 to selling over 100 property units in a single year, Adam Sathya Raj (REN 50218) has come a long way in his real estate journey. His inspiring story was recently featured by EdgeProp.my on 3 November 2026, highlighting his determination, hard work and growth as an IQI Realty negotiator. For the IQI family, this recognition is more than just a personal achievement. It is a proud moment that celebrates Adam's dedication to his clients, his team and the career he has built through perseverance. An Agent Who Puts Buyers First Adam specialises in Airbnb and income-generating property across Kuala Lumpur, Johor Bahru and Penang Island. What stands out to us is not just the number of units he closes, but the care that goes into each recommendation. View this post on Instagram A post shared by IQIACEGroup (@iqiacegroup) He puts the numbers first and helps buyers look past the brochure to ask whether a property can genuinely work for them. That is exactly the kind of honest, informed guidance we want every IQI client to receive. His impact reaches well beyond his own sales, too. Many of the buyers he guides into home ownership come from the Indian community, a reminder that good advice can open the door to property for Malaysians from every walk of life. Your starting point does not determine your destination. Your determination does. Adam Sathya Raj, Real Estate Negotiator, IQI Realty A Leader Who Lifts Others Just as impressive is the way Adam grows the people around him. Several agents in his team have built six-figure annual incomes, and he uses slower months to recruit, train and develop new leaders rather than wait for the market to turn. In a profession where it is easy to focus only on personal sales, Adam measures success by how many people grow alongside him. That spirit of shared success is something we hope every IQI leader carries forward. Inspired by Adam? Here's How to Start Your Own Journey Adam's story shows that a real estate career is open to people from every background. He came from teaching and safety engineering, not property, and built his business through consistency, learning and a genuine focus on his clients. View this post on Instagram A post shared by Adam Raj IQI (@adam_inspires) If you are thinking about taking a similar step, here are a few lessons worth carrying with you: Find your niche. Adam built deep expertise in Airbnb and income-generating property, and that focus gives buyers confidence. Put your clients' interests first. Honest advice earns the referrals and repeat business that sustain a long career. Use quiet months to build. Time spent on training, content and new skills pays off when the market picks up again. Surround yourself with the right people. Good mentors and a supportive team can shorten your learning curve considerably. At IQI, new negotiators can learn for free through online and offline training led by experienced leaders and coaches. They also get access to more than 400 projects in Malaysia and the IQI Atlas super app for managing leads and sales. In Malaysia, the path starts with at least an SPM certificate. After IQI's four-day New REN Training and exam, you complete the two-day Negotiator Certification Course (NCC) conducted by MIEA to receive your REN tag. What are the Benefits of Joining IQI Global as a Real Estate Agent?

First 90 days: REN training, a team to join and commission paid 5 days after closing on qualified projects. Years 1 to 3: incentive trips, car incentives, gadget rewards and home bonuses as you hit targets. Long term: group incentives for team leaders, the REN to REA path and international work through Juwai IQI. Track record: IQI agents have earned incentive trips every year since 2015, from Hokkaido to Madrid. Every agency promises "great benefits". The better question is: which benefits do you actually get, and when? A brand-new REN and a team leader with 50 agents need very different things. So instead of one long list, this guide breaks down the benefits of joining IQI Global by career stage. Before we start, a quick definition. An IQI Global property agent is a real estate negotiator (REN) who works under IQI, a registered real estate agency. RENs help clients buy, sell and rent property, and earn commission on every deal they close. What are the benefits of joining IQI Global? Here is the short answer, by stage. Career stageWhat you getFirst 90 daysNew REN Training, your REN tag, a team leader, IQI's agent app and fast commission payoutsYears 1 to 3Incentive trips, car incentives, gadget rewards, home bonuses and recognition awardsTeam leader and beyondGroup incentives, building your own team, the REN to REA path and cross-border deals Benefits in your first 90 days The first three months decide whether most new agents stay. IQI's early benefits are built to get you to your first deal faster. A clear route to your REN tag. IQI's New REN Training prepares you for the MIEA certification course. See the full steps in Part 1 of our Why Join IQI series. A team from day one. You are placed with a team leader who shows you how to prospect, run viewings and close. Tools ready on your phone. IQI's in-house agent app handles listings, leads and payments from your first week. Fast pay on your first deal. IQI pays full commission 5 days after closing on qualified projects. One honest note. IQI agents earn commission, not a basic salary, so your first income depends on your first closing. A good team leader shortens that wait. Benefits as you grow (years 1 to 3) Once you are closing deals regularly, the incentives kick in. The better your performance, the bigger the reward. Where have IQI agents travelled on incentive trips? Fully sponsored overseas trips are IQI's longest-running reward. Top performers have earned one almost every year for a decade. YearIQI incentive trip destinations2015Hokkaido, Japan2017Bali; Brussels, Belgium; Amsterdam, Netherlands2018Italy; Osaka, Japan; Shanghai; Switzerland2019Finland; Norway; Gold Coast, Australia2022Maldives; Portugal2025Australia; Switzerland; South Korea; China; Hong Kong; Madrid, Spain Sources: IQI incentive records and IQI Global Wrapped 2025. Do IQI agents get car incentives? Yes. Qualifying agents can earn car incentives as a reward for hitting sales targets. It is more than a perk. Arriving at a viewing in a reward you earned tells clients you are an established, trusted agent, and that helps you win the next listing. What other rewards can you earn? Gadget rewards, such as the latest iPhones, are often the first incentive new agents unlock. In 2025, IQI awarded 463 devices under its home bonus and gadget incentives, worth RM2.1 million in total, according to its year-end review. View this post on Instagram A post shared by IQI (@iqiglobal) The biggest reward is the home bonus, which helps agents put a deposit on their own property. Top agents also earn recognition at the IQI Prestige Award. For the home bonus figures and how they work, see reason 1 in Part 1. View this post on Instagram A post shared by Life At IQI by IQI Global (@lifeatiqi_) Your first trip starts with your first deal. Get trained, get your REN tag and get placed in a team that knows how to hit targets. The rewards scale with your results. Start with IQI Benefits as a team leader and beyond At some point, the question changes from "how many deals can I close?" to "how many agents can I help close?" That is where IQI's long-term benefits come in. Does IQI reward team leaders? Yes. IQI offers group incentives for team leaders, which reward you when your team performs, not just when you do. It encourages leaders to share leads, train new agents and build a team that wins together. Plenty of IQI leaders started as new RENs. Read how a former journalist became a team leader, or how an ex-banker grew to lead more than 1,000 agents. What other long-term paths are open? REN to REA. Experienced negotiators can work towards becoming a Registered Estate Agent. Our guide to becoming a real estate agent in Malaysia explains the route. Cross-border deals. As part of Juwai IQI, you can serve overseas buyers and refer clients to IQI offices abroad. Part 2 of our series explains how. Continuous learning. Coaching, workshops and group events keep your skills sharp at every level. Join IQI Global as a real estate agent and unlock your potential for success in the industry. 5 Reasons Why You Should Join IQI – Part 2

TL;DR: 5 MORE REASONS TO JOIN IQI Innovation: award-winning tech and digital marketing, plus IQI's own ADAPT AI Convention. Culture: you join a team, with recognition events and campus programmes such as the JIQI Campus Club. Awards: 24 industry awards in 2025, including four at StarProperty 2025. CSR: IQI Cares programmes such as Projek Happy for children with cancer. Juwai IQI: a group built on mergers, with a Chinese-language portal and USD660 million in international deals in 2025. Money gets people through the door. Culture decides whether they stay. In Part 1, we covered the career engine: 5-day commission payouts, home bonuses, training and a steady project pipeline. Part 2 answers the bigger question. What kind of company are you actually joining? Here is what has changed since we first wrote this in 2019, with 2025 and 2026 figures. Is IQI a good company to work for? For agents who want commission-based income with structure behind it, the track record is strong. You saw the scale in Part 1. What matters here is how IQI got that big: through mergers, new markets and its own technology. A company that keeps growing gives its agents more listings, more buyers and more room to build a team. Here is the path so far. YearMilestone2012IQI Holdings Sdn Bhd is registered in Kuala Lumpur2019IQI merges with Juwai.com to form Juwai IQI. RINA Group agents join the IQI brand.2020Expansion into India, Pakistan and Singapore. iRealty merges with IQI.202530 new branches, 7 new markets, USD4.3 billion in total transactions and 24 industry awards2026Largest-ever group convention in Kuala Lumpur and launch of the IQI Youth platform Sources: Juwai IQI press releases, New Straits Times (Nov 2020), IQI Global Wrapped 2025, EdgeProp.my (19 May 2026). 5 more reasons to join IQI 1. Why is IQI called a tech-powered agency? Plenty of agencies buy software. IQI builds its own, and that tells you how it thinks. Leadership treats technology as part of the job, not an add-on. Co-Founder and Group Managing Director Daniel Ho has said the group believes real estate professionals need both industry-leading skills and advanced technology to compete, as reported by EdgeProp.my in May 2026. That thinking has been recognised. IQI won Best Technology and Best Digital Marketing at StarProperty 2025. The digital marketing win matters for new agents, because brand-driven marketing brings in buyer enquiries you don't have to generate alone. IQI also runs the ADAPT AI Convention, which brought business leaders together in 2025 to discuss using AI at work. For agents, that means early exposure to the tools reshaping the industry. For more on how leadership thinks about innovation, read Kashif Ansari's insights on smart technology and innovation. 2. What is the culture like at IQI? Real estate can be lonely if you go it alone. At IQI, you join a team, not just a company. Every new REN is placed in a team. Your team leader shapes your day-to-day experience, from how you prospect to how you celebrate a closing, so meet them and choose one whose style fits yours. Recognition is built into the calendar. The IQI Prestige Award celebrates top sellers, while the Juwai IQI International Summit and group conventions bring agents together with investors and industry speakers. The culture also reaches people before they become agents: JIQI Campus Club runs workshops at universities such as MMU and UCSI JIQI Hustle Hub connects young people with real estate careers Youth Connect 2026, held at IQI's Millerz Square headquarters on 22 August 2026, brought young entrepreneurs together on social media and lead generation Want a look behind the scenes before you commit? IQI runs a dedicated Instagram account, Life at IQI (@lifeatiqi_), built for agents and anyone curious about working here. It shows the day-to-day culture from the inside: team moments, events, training and agent milestones. Is IQI an award-winning agency? Yes. IQI collected 24 industry awards in 2025, according to its year-end review. The headline wins came at the StarProperty Awards 2025, which IQI describes as its fifth consecutive year of wins at the event. StarProperty Awards 2025What it recognisesAll Star Award (Mega)Overall agency excellence, large agency categoryDeveloper Preferred AwardThe agency developers prefer to work withBest Digital Marketing AwardDigital marketing and lead generationBest Technology AwardAgency technology and tools View this post on Instagram A post shared by IQI (@iqiglobal) Why should an agent care about awards? Because the Developer Preferred Award means developers trust IQI with their launches. That trust is what keeps the project pipeline you read about in Part 1 full. 4. Does IQI give back to the community? Success means more when it is shared. IQI runs its community work under IQI Cares. In April 2025, IQI Cares held Projek Happy at Petrosains KLCC with Jiwa Amal Malaysia, a day out for children with cancer. Over the years, IQI has also supported Dignity for Children, set up the LoveRun charity run and supported Rumah Aman, a home for underprivileged children. For agents, this matters more than it seems. Clients trust a brand that shows up for its community, and that trust carries into every viewing you book. 5. What does Juwai IQI mean for your career? In 2019, IQI merged with Juwai.com, a Chinese-language international property portal. Juwai described the deal at the time as creating Asia's biggest proptech group. For an IQI agent, that means a channel to Chinese-speaking buyers that most local agencies simply don't have. Juwai IQI also grows by bringing other agencies in. RINA Group's agents adopted the IQI brand in 2019, and iRealty merged with IQI in 2020. Each merger adds agents, listings and know-how to the network you plug into. The overseas business is no longer a side line. In 2025, IQI's international markets recorded USD660 million across 1,781 transactions. Recent moves include three new offices in Spain and the IQI Lahore launch. All 10 reasons to join IQI at a glance Here is the full case across both parts of this series.
