A new WhatsApp scam in Malaysia is catching people off guard, and it doesn't start with someone asking for money. It starts with a file. Scammers are sending suspicious attachments, including .zip, .exe and similar files, asking recipients to open them or forward them to finance, admin or other teams. These files may contain malware that can put your device, personal information and online accounts at risk. Key Takeaways Don't open or forward unexpected files received through WhatsApp, especially .zip, .exe, .vbs or .msi attachments. Even familiar contacts can be compromised. Always verify unexpected messages through another trusted channel. Watch out for instructions to forward files to finance, admin or other departments. If you've opened a suspicious file, disconnect your device from the internet and contact your IT team. If you've lost money to a scam in Malaysia, contact your bank immediately and call the National Scam Response Centre (NSRC) at 997. Understanding the WhatsApp File Scam: What You Need to Know1. What Is the WhatsApp .ZIP and .EXE File Scam?2. How Does This WhatsApp Scam Work?3. Why Should Property Professionals Be Extra Careful?4. Warning Signs of a Malicious WhatsApp File5. How to Protect Yourself from WhatsApp MalwareWhat to Do If You've Already Opened the FileConclusionFrequently Asked Questions (FAQs) 1. What Is the WhatsApp .ZIP and .EXE File Scam? A WhatsApp malware scam involves cybercriminals sending harmful files disguised as ordinary documents, such as PDFs, invoices or financial statements. According to The Star's report on 29 September 2026, Malaysians have reported receiving malicious ZIP files from what appear to be trusted WhatsApp contacts. Once a victim runs the malicious content, malware may install on their computer and allow attackers to monitor their activity or access sensitive information. Banks, including OCBC Malaysia and UOB Malaysia, have also warned customers about suspicious attachments distributed through WhatsApp. The important thing to remember? A familiar sender doesn't always mean a safe file. 2. How Does This WhatsApp Scam Work? The scam usually follows a series of steps designed to make the recipient trust and open a suspicious attachment. Step 1: You receive a file on WhatsApp An unexpected file arrives, often with a name that makes it look like a legitimate document, invoice or PDF. Step 2: You're asked to open or forward it The sender may ask you to open the file on your computer or forward it to your finance, admin or another department. Step 3: Malicious software gets installed If the harmful content is executed, malware may install in the background without obvious warning signs. Step 4: Attackers may gain access Depending on the malware, attackers could monitor computer activity, access accounts or steal sensitive information. Step 5: The scam spreads to other contacts In reported campaigns, compromised WhatsApp accounts have been used to send malicious files to more people. This makes the scam particularly dangerous because the next suspicious message may appear to come from someone you know. 3. Why Should Property Professionals Be Extra Careful? For property agents and real estate professionals, sharing documents through WhatsApp is part of everyday work. Booking forms, payment receipts, tenancy agreements and identity documents are frequently exchanged between agents, clients and internal teams. That makes a message asking you to open a document or send something to finance seem like a normal work request. However, an unexpected attachment could put sensitive client information and business accounts at risk. A simple rule: Always verify an unexpected document before opening or forwarding it, even if the sender appears familiar. Related Guide: Protecting Yourself During Property Transactions WhatsApp malware isn't the only scam that property buyers and agents should watch out for. Learning how to check an agent's identity is another important step towards safer property transactions.Read our guide on 6 Simple Steps to Verify a Real Estate Agent's Licence in Malaysia. How to Verify a Real Estate Agent's Licence in Malaysia 4. Warning Signs of a Malicious WhatsApp File Not every ZIP file is dangerous. However, certain warning signs should make you think twice before opening an attachment. Be cautious if you notice any of the following: Unknown sender: A number you don't recognise sends a file without a clear explanation. Unexpected attachment: A familiar contact sends you a document you weren't expecting. Suspicious file type: The attachment ends in .zip, .exe, .vbs or .msi, or a supposed PDF is actually a ZIP file. Unusual instructions: You're asked to open the file on a computer. Forwarding requests: The sender asks you to pass the file to finance, admin or another team. Urgent pressure: The message insists that you act immediately without explaining why. If something feels unusual, don't rush to open the file. 5. How to Protect Yourself from WhatsApp Malware You don't need to be a cybersecurity expert to reduce your risk. A few simple precautions can help protect your devices and accounts. Don't Open or Forward Suspicious Files Avoid opening unexpected attachments, especially executable files and compressed folders from unverified sources. Don't forward suspicious files to colleagues, friends or family. Verify the Sender If you receive an unexpected attachment, contact the sender through a separate, trusted channel. A quick phone call can help confirm whether the file was genuinely sent by them. Check the File Extension Look carefully at the file's actual extension. A document named invoice.pdf.exe is not a normal PDF file. If the extension looks suspicious, don't open it. Check Your Linked WhatsApp Devices Open WhatsApp and review Settings > Linked Devices or the Linked Devices menu on your device. Log out of any unfamiliar sessions and report unusual account activity. Strengthen Your Account Security Enable WhatsApp two-step verification under Settings > Account > Two-step verification. Keep your operating system, applications and trusted security software updated. Report Suspicious Activity Report and block suspicious senders when appropriate, and notify your company's IT or security team if a suspicious attachment reaches your work account. The sooner your team becomes aware of a potential threat, the sooner they can help prevent it from spreading. What to Do If You've Already Opened the File If you've opened or executed a suspicious attachment, act quickly. 1. Disconnect your device from the internet. Turn off Wi-Fi and mobile data, or disconnect your network cable to limit further communication with attackers. 2. Stop using the affected device for sensitive activities. Avoid logging into online banking, email or other important accounts on that device. 3. Change your passwords using a different, trusted device. Prioritise your email, banking and social media accounts, and enable two-factor authentication where available. 4. Check your WhatsApp linked devices. Log out of any unfamiliar sessions and watch for messages you didn't send. 5. Contact your IT team or run a trusted security scan. If it's a work device, inform your IT department immediately so they can investigate. 6. Notify your bank if necessary. If you've used online banking on the affected device or suspect your financial information is exposed, contact your bank immediately. 7. Call NSRC at 997 if you've been scammed. Malaysia's National Scam Response Centre operates 24 hours daily. If you've lost money, report the incident as soon as possible, ideally within 24 hours of discovering the scam, to improve the chances of stopping fraudulent transactions. For more information, visit the Malaysian government's official NSRC 997 page. Conclusion WhatsApp makes everyday communication easier, but the convenience of sharing files can also be exploited by scammers. Whether you're handling personal documents, client information or business transactions, taking a moment to verify an unexpected attachment could help prevent a much bigger problem. When in doubt, don't open it. Verify first. And if you encounter a suspicious message, share the warning with your colleagues and people around you. Frequently Asked Questions (FAQs) 1. Is it safe to open a ZIP file on WhatsApp if it's from someone I know? Not unless you've confirmed it with them. The scam spreads through compromised accounts, so a message from a familiar name can still be malicious. Call the person before you open anything unexpected. 2. Can this WhatsApp scam affect my phone? The reported messages ask recipients to open the file on a PC. Still, you should avoid opening unexpected files on any device. 3. What should I do if I get a suspicious file on WhatsApp? Don't open or forward it. Verify with the sender through another channel, then report and block the number and delete the message. 4. Where can I report a scam in Malaysia? Call the National Scam Response Centre at 997 if you've lost money or shared banking details. You can also contact your bank right away. Imagine living somewhere winter never comes. In Kuala Lumpur, temperatures typically stay between 70°F and 94°F, while a plate of hawker food in Penang can be enjoyed for under RM10 (about US$2.50). Malaysia is also gaining attention among Americans. Between October 2024 and August 2026, 284 Malaysia My Second Home (MM2H) applications were received from the United States, the highest number from any country outside Asia. By the end of 2025, homes had been purchased by 41 American MM2H participants. But what is everyday life in Malaysia really like under MM2H? How does it compare with living in the US? From daily expenses and lifestyle changes to tax obligations, here's what Americans should know before making the move. KEY TAKEAWAYS Cost of Living: US$3,100/month in KL offers a lifestyle costing US$6,200 in Houston or US$12,000 in New York. Safety & Language: Malaysia ranks 12th globally for peace and 1st in Asia for English proficiency. Healthcare: Quality private care at lower costs, but Medicare doesn't apply. MM2H Requirements: Renewable 5–20-year pass, no minimum stay from age 50, and mandatory home purchase. Silver Tier: Around US$432,000–US$437,000 upfront for a KL property and MM2H requirements. US Taxes: Worldwide income remains taxable, with FBAR reporting required when applicable. In this articleWhat Is Everyday Life Like in Malaysia on MM2H?How does life in Malaysia compare with the US?Where Should You Live: Kuala Lumpur, Penang or Johor? What Does MM2H Offer, and What Are the Requirements? What Changes for Americans Living in Malaysia? Is Malaysia Better Than the US for You?Frequently asked questions about living in Malaysia on MM2H What Is Everyday Life Like in Malaysia on MM2H? Quick Answer: Year-round warmth, affordable living and widely spoken English make Malaysia an attractive choice. Expect temperatures between 73°F and 91°F, US$4 local meals and easy access to Asia. The trade-offs? Humidity, afternoon showers and a 13-hour time difference with New York. Breakfast is best enjoyed outside. Mornings often begin at a hawker stall or kopitiam (local coffee shop), where an inexpensive meal costs around RM15 (US$3.70), compared with US$20 in the US.The food culture here is amazing. English is widely spoken. Malaysia ranks 1st in Asia and 24th globally on the EF English Proficiency Index. As Chartier puts it, "Being able to speak English almost everywhere made things easier too." Getting around is easy. Kuala Lumpur is well connected by public transport, with monthly passes costing around RM50 (US$12), compared to US$140 in New York. Grab is also widely used for convenient rides. Condo living is popular. Condominiums are often preferred by foreign buyers, with facilities such as swimming pools, gyms and 24-hour security. Weekend getaways are within reach. Bangkok, Bali and Singapore are just a short flight away. Even Penang offers "nonstop flights to plenty of places in Asia", as Chartier notes. Festivals are celebrated year-round. Hari Raya, Chinese New Year, Deepavali and Christmas are all recognised public holidays. Thanksgiving isn't forgotten either, with the American Malaysian Chamber of Commerce hosting an annual Thanksgiving luncheon in Kuala Lumpur. ONE AMERICAN'S STORY Ward Chartier, retired in Penang on MM2H since 2018 Born in Wisconsin, Chartier spent about two decades working in Texas. He applied for MM2H in 2017 and moved to Penang on his own the following year. Life in Penang feels very comfortable for me. English works almost everywhere, new restaurants keep opening at reasonable prices, and Penang has nonstop flights to cities in Thailand and China. His biggest test came on a hike, when he slipped down a hill and broke his leg. A Penang orthopaedic surgeon repaired it with a six-inch metal plate and seven screws. I was genuinely impressed by the quality of care I received. His one practical warning is very American: US banks can be surprisingly hard to use with an international phone number. Think twice before you cancel your US phone plan. Source: Ward Chartier, as told to Amanda Goh, Business Insider, November 2025. How does life in Malaysia compare with the US? Quick answer: Malaysia wins clearly on cost, safety and the price of healthcare. The US wins on closeness to family, Medicare and the convenience of the life you already know. How much further could your money go in Kuala Lumpur? For Americans living in expensive cities, the difference can be particularly noticeable. Housing often takes up a much smaller share of the budget in Kuala Lumpur, leaving more room for dining, travel and other retirement expenses. Figures are rounded and may change with exchange rates and user submissions. Healthcare is a major advantage. Malaysia's private hospitals welcomed 1.84 million international patients in 2025. In Penang, a 30-minute clinic consultation was reported by an International Living correspondent to cost just RM120 (US$30). Where the US Still Has the Edge Distance: Most flights to the US require a stopover, while Kuala Lumpur is 16 hours ahead of Los Angeles in winter. Medicare: Healthcare received outside the US is generally not covered. Rainfall: Rain is common year-round, with November typically the wettest month at around 10.7 inches. Where Should You Live: Kuala Lumpur, Penang or Johor? Quick Answer: Kuala Lumpur offers city living and international connections, Penang is known for its food, culture and expat community, while Johor provides easy access to Singapore. Wherever you settle, your MM2H property must meet the state's minimum foreign-buyer price. Floors are set by each state and change; confirm before you commit. Living costs also vary. In Penang, an International Living correspondent reports spending around RM10,000 (US$2,500) monthly, including dining out, wine and travel. Which homes clear both price floors? Browse homes that meet your MM2H tier minimum and the state's foreign-buyer price. See MM2H-ready homes What Does MM2H Offer, and What Are the Requirements? Quick Answer: MM2H offers Americans a renewable, multiple-entry long-stay pass, with family members included and no minimum stay for those aged 50 and above. In return, a USD fixed deposit and property purchase are required, with a 10-year resale restriction. Employment is generally limited to Platinum holders. What You Get Long-Term Stay: A renewable pass valid for 5 years (Silver), 15 years (Gold) or 20 years (Platinum), with multiple entries. Flexible Living: No minimum stay for those aged 50 and above, making it easier to split time between Malaysia and the US. Those under 50 must meet a 90-day annual stay requirement. Family Inclusion: Spouses, children under 21 (or up to 34 if unmarried and unemployed) and parents can be included. Property Ownership: A home registered in your name, subject to MM2H and state property rules. The required spending is actually higher than before. But for those who genuinely want to live in Malaysia and are prepared to buy property, it doesn't seem to be a major obstacle. Once approved, applicants complete a medical check, place their fixed deposit, purchase a property and receive their MM2H pass. Fact Check: 3 Common MM2H Misconceptions "Proof of monthly income or liquid assets is required." Not under the revised June 2024 rules. Frequently asked questions about living in Malaysia on MM2H What is it like to live in Malaysia as an American? Living in Malaysia offers Americans a lower cost of living, widely spoken English, affordable private healthcare and year-round warm weather. Malaysia also ranks 12th in the 2026 Global Peace Index. However, the tropical heat, humidity, frequent rainfall and long travel distance to the US may take some adjustment. Is it cheaper to live in Malaysia than in the US? Yes. According to Numbeo data from 1 November 2026, Malaysia's cost of living, including rent, is 57.7% lower than in the US. A lifestyle costing around US$3,100 per month in Kuala Lumpur could cost approximately US$6,200 in Houston or US$12,000 in New York, depending on spending habits. Do People Speak English in Malaysia? Yes. English is widely spoken in Malaysia, particularly in major cities, workplaces, hospitals and banks. According to the EF English Proficiency Index 2025, Malaysia ranks 1st in Asia and 24th globally, making everyday communication easier for English-speaking expats. Is Malaysia Safe for Americans? Yes. Malaysia is generally considered safe for Americans. It ranks 12th out of 163 countries in the 2026 Global Peace Index, compared with 134th for the US. The US State Department also gives Malaysia a Level 1 travel advisory (exercise normal precautions), although increased caution is advised in parts of eastern Sabah. Can US Citizens Apply for MM2H? Yes. US citizens aged 25 and above, or 21 for SEZ/SFZ, are eligible to apply for Malaysia My Second Home (MM2H) through a MOTAC-licensed company, provided they meet the programme requirements. Between October 2024 and August 2026, 284 MM2H applications were submitted from the US, the highest number from any country outside Asia. How much money do Americans need for MM2H? Silver needs a US$150,000 fixed deposit and a home of at least RM600,000 (about US$147,500). For a single applicant buying in Kuala Lumpur, IQI estimates about US$432,000 to US$437,000 all in. Can I split my year between the US and Malaysia on MM2H? Yes, if you are 50 or older, because there is no minimum stay. Under 50, your household must spend 90 days a year in Malaysia, shared between you, your spouse and dependants. Do Americans on MM2H still pay US taxes? Yes. US citizens are taxed on worldwide income wherever they live, and there is no US-Malaysia income tax treaty. Your MM2H fixed deposit also means filing an FBAR each year. Make your move to Malaysia count. Your MM2H application goes through a MOTAC-licensed company. Your home search can start with IQI. Tell us your tier, budget and the life you want, and a local IQI agent will shortlist homes that clear both the MM2H minimum and the state's foreign-buyer floor. View this post on Instagram A post shared by IQIACEGroup (@iqiacegroup) He puts the numbers first and helps buyers look past the brochure to ask whether a property can genuinely work for them. That is exactly the kind of honest, informed guidance we want every IQI client to receive. His impact reaches well beyond his own sales, too. Many of the buyers he guides into home ownership come from the Indian community, a reminder that good advice can open the door to property for Malaysians from every walk of life. Your starting point does not determine your destination. Your determination does. Adam Sathya Raj, Real Estate Negotiator, IQI Realty A Leader Who Lifts Others Just as impressive is the way Adam grows the people around him. Several agents in his team have built six-figure annual incomes, and he uses slower months to recruit, train and develop new leaders rather than wait for the market to turn. In a profession where it is easy to focus only on personal sales, Adam measures success by how many people grow alongside him. That spirit of shared success is something we hope every IQI leader carries forward. Inspired by Adam? Here's How to Start Your Own Journey Adam's story shows that a real estate career is open to people from every background. He came from teaching and safety engineering, not property, and built his business through consistency, learning and a genuine focus on his clients. First 90 days: REN training, a team to join and commission paid 5 days after closing on qualified projects. Years 1 to 3: incentive trips, car incentives, gadget rewards and home bonuses as you hit targets. Long term: group incentives for team leaders, the REN to REA path and international work through Juwai IQI. Track record: IQI agents have earned incentive trips every year since 2015, from Hokkaido to Madrid. Every agency promises "great benefits". The better question is: which benefits do you actually get, and when? A brand-new REN and a team leader with 50 agents need very different things. So instead of one long list, this guide breaks down the benefits of joining IQI Global by career stage. Before we start, a quick definition. An IQI Global property agent is a real estate negotiator (REN) who works under IQI, a registered real estate agency. RENs help clients buy, sell and rent property, and earn commission on every deal they close. What are the benefits of joining IQI Global? Here is the short answer, by stage. Career stageWhat you getFirst 90 daysNew REN Training, your REN tag, a team leader, IQI's agent app and fast commission payoutsYears 1 to 3Incentive trips, car incentives, gadget rewards, home bonuses and recognition awardsTeam leader and beyondGroup incentives, building your own team, the REN to REA path and cross-border deals Benefits in your first 90 days The first three months decide whether most new agents stay. IQI's early benefits are built to get you to your first deal faster. A clear route to your REN tag. IQI's New REN Training prepares you for the MIEA certification course. See the full steps in Part 1 of our Why Join IQI series. A team from day one. You are placed with a team leader who shows you how to prospect, run viewings and close. Tools ready on your phone. IQI's in-house agent app handles listings, leads and payments from your first week. Fast pay on your first deal. IQI pays full commission 5 days after closing on qualified projects. One honest note. IQI agents earn commission, not a basic salary, so your first income depends on your first closing. A good team leader shortens that wait. Benefits as you grow (years 1 to 3) Once you are closing deals regularly, the incentives kick in. The better your performance, the bigger the reward. Where have IQI agents travelled on incentive trips? Fully sponsored overseas trips are IQI's longest-running reward. Top performers have earned one almost every year for a decade. Do IQI agents get car incentives? Yes. Qualifying agents can earn car incentives as a reward for hitting sales targets. It is more than a perk. Arriving at a viewing in a reward you earned tells clients you are an established, trusted agent, and that helps you win the next listing. What other rewards can you earn? Gadget rewards, such as the latest iPhones, are often the first incentive new agents unlock. In 2025, IQI awarded 463 devices under its home bonus and gadget incentives, worth RM2.1 million in total, according to its year-end review. View this post on Instagram A post shared by IQI (@iqiglobal) The biggest reward is the home bonus, which helps agents put a deposit on their own property. Top agents also earn recognition at the IQI Prestige Award. For the home bonus figures and how they work, see reason 1 in Part 1. View this post on Instagram A post shared by Life At IQI by IQI Global (@lifeatiqi_) Your first trip starts with your first deal. Start with IQI Benefits as a team leader and beyond At some point, the question changes from "how many deals can I close?" to "how many agents can I help close?" That is where IQI's long-term benefits come in. Does IQI reward team leaders? Yes. IQI offers group incentives for team leaders, which reward you when your team performs, not just when you do. It encourages leaders to share leads, train new agents and build a team that wins together. Plenty of IQI leaders started as new RENs.
