Yang membezakannya hanyalah jumlah modal yang dikeluarkan itu. Sama ada besar ataupun kecil. Begitu jugalah keadaannya jika anda ingin menceburkan diri dalam pelaburan <a href=\"https:\/\/iqiglobal.com\/blog\/bm\/portal-carian-hartanah-yang-popular-di-malaysia\">hartanah<\/a>. Ada modal yang perlu disediakan.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Untuk pengetahuan semua, ada 6 perkara yang perlu anda bayar kalau hendak membeli hartanah.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-1-booking\"><span style=\"color: #000000;\">1. Booking<\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Tidak kiralah sama ada beli rumah baru daripada pemaju ataupun daripada tangan orang (<em>subsales<\/em>), anda mesti ada duit <em>booking<\/em>. Kalau beli rumah daripada pemaju, jumlah duit <em>booking<\/em> bergantung pada pemaju. <\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Ada yang semurah RM500 dan ada yang sehingga RM20,000 bergantung pada jenis dan hartanah yang ingin dibeli.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Bagi anda yang membeli rumah <em>subsales<\/em>, duit <em>booking<\/em> juga disebut sebagai <em>Earnest Deposit<\/em>. <em>Earnest Deposit<\/em> ini sama fungsinya iaitu sebagai tanda jadi atau tanda persetujuan untuk membeli satu-satu hartanah itu. <\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Untuk <em><a href=\"https:\/\/www.pnc.com\/insights\/personal-finance\/borrow\/what-is-earnest-money.html#:~:text=Earnest%20money%20definition:%20Earnest%20money,down%20payment%20or%20closing%20costs.\">Earnest Deposit<\/a><\/em>, sebanyak 3% daripada harga rumah perlu disediakan. Maknanya jika harga rumah tersebut RM300,000, jumlah yang perlu anda bayar ialah sebanyak RM9,000.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Bagi pemaju, duit <em>booking<\/em> perlu dimasukkan ke dalam akaun pemaju atau akaun peguam yang dilantik. Manakala untuk pembelian rumah <em>subsales<\/em>, <em>Earnest Deposit<\/em> kena dimasukkan ke dalam akaun pemegang amanah sama ada ke akaun agensi hartanah yang terbabit atau ke dalam akaun peguam yang dilantik oleh pemilik hartanah.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Apabila duit <em>booking<\/em> dan <em>Earnest Deposit<\/em> sudah dibayar, maka bermulalah proses pembelian hartanah. Selepas <em>booking<\/em>, pembeli perlu sediakan semua dokumen yang diperlukan untuk memohon pembiayaan ataupun pinjaman perumahan daripada pihak bank. <\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Sebaik sahaja permohonan untuk membuat pinjaman perumahan lulus, pembeli perlu menandatangani <em>Letter Offer<\/em> (LO) atau Surat Tawaran daripada bank. Down Payment<\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Jumlah <em>down payment<\/em> atau bayaran pendahuluan yang perlu ada bergantung pada berapa <em>Margin Of Finance<\/em> (MOF) atau berapa peratus pinjaman yang bank tawarkan pada anda. Misalnya jika MOF anda 90%, maknanya <em>down payment<\/em> yang perlu anda sediakan ialah 10% daripada harga rumah. <\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Contohnya jika rumah yang anda beli berharga RM300,000, <em>down payment<\/em> ialah RM30,000. <\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Walau bagaimanapun kadar ini adalah untuk pembeli rumah daripada pemaju. Bagi pembeli rumah <em>subsales<\/em>, anda hanya perlu bayar 7% kerana 3% sudah dibayar sebagai <em>Earnest Deposit<\/em>. Untuk rumah berharga RM300,000, 7% ialah sebanyak RM21,000.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-yuran-guaman\"><span style=\"color: #000000;\">3. Yuran Guaman<\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Semasa membayar wang pendahuluan ataupun <em>down payment<\/em>, anda juga perlu bayar yuran guaman. Yuran guaman untuk Surat Perjanjian Jual Beli &amp; Perjanjian Pinjaman. Rumah di Gombak RM 400,000 dan satu lagi di Setapak RM 670,000<\/p>\n\n\n\n<p><strong>1. Hartanah di Gombak: RM 400,000<\/strong><br>RM 500,000 pertama: RM 400,000 x 1% = RM 4000<br>Jumlah keseluruhan: RM 4000<\/p>\n\n\n\n<p><strong>2. Hartanah di Setapak: RM 670,000<\/strong><br>RM 500,000 pertama: RM 500,000 x 1% = RM 5000<br>Lebihan RM 170,000 : RM 170,000 x 0.8% = RM 1360<br>Jumlah keseluruhan : RM 5000 + RM 1360 = RM 6360<\/p>\n\n\n\n<p>Bagi rumah di Gombak yuran guaman adalah RM 4000, manakala rumah di Setapak ialah RM 636<span style=\"color: #000000;\">0<\/span><span style=\"color: #000000;\"><\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-4-duti-setem\"><span style=\"color: #000000;\">4. Duti Setem<\/span><\/h2>\n\n\n\n<p><span style=\"color: #000000;\">Duti setem ialah cukai yang dikenakan oleh pihak kerajaan terhadap setiap transaksi hartanah yang dilakukan. Cukai ini tertakluk di bawah Akta Setem 1949. Tujuannya untuk memastikan harga hartanah tersebut menepati harga pasaran. Pihak bank akan memberi pinjaman berdasarkan harga hartanah yang telah ditetapkan oleh penilai. MRTA\/MRTT hanya melindungi baki pinjaman perumahan yang belum diselesaikan sekiranya berlaku kematian atau kecacatan kekal kepada peminjam sepanjang tempoh bayaran balik pinjaman tersebut. Ini bermakna pihak insurans hanya akan membayar baki pinjaman yang tidak dapat diselesaikan akibat kematian atau mengalami kecacatan kekal.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Bayaran polisi biasanya akan dibuat secara sekaligus yang mana persetujuan dan pembayaran dibuat semasa menandatangani perjanjian pinjaman perumahan dengan pihak bank. Biasanya pembayaran untuk polisi ini akan dimasukkan sekali dalam pinjaman perumahan yang dipohon. Tempoh perlindungan insurans tersebut sama seperti tempoh bayar balik pinjaman.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Mortgage Level Term Assurance\/Takaful (MLTA\/MRTT) pula ialah pelindungan untuk keseluruhan jumlah pinjaman yang dibuat. Jumlah perlindungan tersebut tidak berubah sehingga tamat tempoh pinjaman. Maknanya, jika jumlah pinjaman yang dilindungi ialah sebanyak RM500,000, maka perlindungan tersebut tetap RM500,000 sehingga tamat tempoh pinjaman.
