{"id":89754,"date":"2024-08-06T10:58:29","date_gmt":"2024-08-06T02:58:29","guid":{"rendered":"https:\/\/iqiglobal.com\/blog\/?p=89754"},"modified":"2024-11-15T11:51:59","modified_gmt":"2024-11-15T03:51:59","slug":"nilai-hartanah-meningkat-luar-biasa-di-malaysia-iqi-global","status":"publish","type":"post","link":"https:\/\/iqiglobal.com\/blog\/bm\/nilai-hartanah-meningkat-luar-biasa-di-malaysia-iqi-global\/","title":{"rendered":"Pemilik Rumah di Malaysia Nikmati Lonjakan Nilai Hartanah Lebih RM 100,000 dalam Tempoh 10 Tahun | Juwai IQI"},"content":{"rendered":"<!DOCTYPE html PUBLIC \"-\/\/W3C\/\/DTD HTML 4.0 Transitional\/\/EN\" \"http:\/\/www.w3.org\/TR\/REC-html40\/loose.dtd\">\n<html><body><hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide sc_height_tiny\">\n\n\n\n<p>Pemilik rumah di Malaysia <strong>menikmati lonjakkan nilai hartanah<\/strong> yang <strong>meningkat dengan luar biasa<\/strong> dengan <strong>purata sekitar 40%<\/strong> atau <strong>lebih RM136,716<\/strong> nilai hartanah yang meningkat dalam tempoh 10 tahun hingga 2023. <\/p>\n\n\n\n<p>Pemilik rumah di Malaysia melihat<strong> pendapatan mereka<\/strong> menaik setara dengan jumlah gaji melebihi empat tahun kerana <strong>nilai rumah mereka mencatatkan peningkatan.<\/strong> Jabatan Perangkaan menambat median gaji rasmi tahunan pada RM32,000. <\/p>\n\n\n\n<p>Pengasas Bersama dan Ketua Pegawai Eksekutif kumpulan Juwai IQI, Kashif Ansari berkata, <strong>harga median meningkat<\/strong> daripada<strong> RM330,427<\/strong> pada 2014 kepada <strong>RM467,143<\/strong> pada 2023.<\/p>\n\n\n\n<div class=\"wp-block-media-text has-media-on-the-right is-stacked-on-mobile\"><div class=\"wp-block-media-text__content\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>Data menunjukkan, jika seseorang mampu memiliki rumah sendiri secara mampan, ia akan menjadi antara <strong>laluan paling mudah<\/strong> untuk mereka <strong>mencapai keselamatan kewangan<\/strong><\/p>\n<cite>Kashif Ansari <\/cite><\/blockquote>\n<\/div><figure class=\"wp-block-media-text__media\"><img fetchpriority=\"high\" decoding=\"async\" width=\"500\" height=\"500\" src=\"https:\/\/iqiglobal-web-revamp.s3.ap-southeast-1.amazonaws.com\/wp\/blog\/wp-content\/uploads\/2020\/08\/Kashif-Ansari.png\" alt=\"\" class=\"wp-image-20554 size-full\" srcset=\"https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2020\/08\/Kashif-Ansari.png 500w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2020\/08\/Kashif-Ansari-300x300.png 300w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2020\/08\/Kashif-Ansari-150x150.png 150w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2020\/08\/Kashif-Ansari-370x370.png 370w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2020\/08\/Kashif-Ansari-120x120.png 120w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2020\/08\/Kashif-Ansari-160x160.png 160w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2020\/08\/Kashif-Ansari-80x80.png 80w\" sizes=\"(max-width: 600px) 100vw, 500px\" \/><\/figure><\/div>\n\n\n\n<p>Beliau berkata,<strong> <\/strong><a href=\"https:\/\/iqiglobal.com\/blog\/bm\/negeri-pelaburan-hartanah-malaysia\"><strong>Selangor<\/strong> adalah antara negeri terbaik untuk pelaburan hartanah<\/a> yang<strong> merasai  kenaikan nilai terbesar<\/strong> dalam tempoh 10 tahun dengan kenaikan sebanyak <strong>RM169,091 pada 2023. <\/strong>Kemudian diikuti dengan <strong>Sarawak <\/strong>dengan nilai rumah meningkat sebanyak <strong>RM152,016 <\/strong>dan <strong>Johor di peringkat ketiga <\/strong>dengan kenaikan<strong> RM147,363.<\/strong> <\/p>\n\n\n\n<p>Sementara itu, beliau berkata, nilai rumah di<strong> <\/strong>Kuala Lumpur naik RM145,523<strong> <\/strong>pada 2023 dan diikuti Negeri Sembilan dengan harga RM128,943.<strong> <\/strong>Manakala di Kelantan, harga pemulaan lebih rendah, tetapi ada peratus keuntungan yang lebih besar. Iaitu melonjak sebanyak 70% dalam tempoh 10 tahun sebesar RM105,537. <\/p>\n\n\n\n<p>&ldquo;Bukan hanya Kelantan yang dapat pulangan yang memberangsangkan dari segi peratusan. Melaka, Negeri Sembilan dan Kedah memberi ganjaran kepada pemilik rumah dengan keuntungan 69% dalam nilai rumah. Perak, Johor dan Perlis juga mendapati nilai rumah mengembang lebih 50%,&rdquo; katanya. <\/p>\n\n\n\n<p>Walaupun median harga hartanah Malaysia menaik sebanyak 42%, beliau berkata, pemegang gadai janji peroleh manfaat daripada seluruh keuntungan harga.<\/p>\n\n\n\n<p>Ini kerana, pemegang gadai janji memperoleh pulangan yang lebih besar atau 66% daripada wang yang mereka masukkan ke dalam rumah mereka selama 10 tahun.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-text-align-left\" id=\"h-antara-negeri-yang-mendapat-pulangan-terbesar-melalui-gadai-janji\">Antara negeri yang mendapat pulangan terbesar melalui gadai janji: <\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Kelantan (113%)<\/li>\n\n\n\n<li>Melaka (111%)<\/li>\n\n\n\n<li>Negeri Sembilan (111%)<\/li>\n\n\n\n<li>Kedah (110%)<\/li>\n<\/ul>\n\n\n\n<p>&ldquo;Data itu jelas menunjukkan bahawa pemilikan hartanah di Malaysia merupakan pelaburan yang memberi keuntungan sejak sedekad lalu.
