Perjanjian jual beli (SPA)<\/h3>\n\n\n\n<p>SPA adalah dokumen penting yang menyenaraikan <strong>syarat dan terma transaksi jual beli<\/strong>, seperti tempoh masa pemindahan, keadaan hak milik hartanah, pemilikan hartanah, jaminan dan waranti oleh pihak berkait, serta terma lain yang berkaitan dengan jualan hartanah.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-4-perjanjian-kemudahan\">4. Perjanjian Kemudahan<\/h3>\n\n\n\n<p>Perjanjian Kemudahan adalah<strong> kontrak<em> loan<\/em> utama <\/strong>yang anda tandatangani dengan bank untuk mengesahkan pinjaman rumah anda.<\/p>\n\n\n\n<p>Ini adalah<strong> berasingan dengan SPA<\/strong> dan mungkin memerlukan <strong>peguam yang berlainan<\/strong>. Berapakah <strong>bayaran duti setem <\/strong>yang dikenakan kepada pembeli?<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>Untuk RM100,000 pertama = RM100,000 x 1% = RM1,000<br><br>Kemudian RM400,000 seterusnya = RM400,000 x 2% = RM8,000<br><br>Dan untuk jumlah baki = RM300,000 x 3% = RM9,000<br><br><strong>Jumlah duti setem yang dikenakan<\/strong>: RM1,000 + RM8,000 + RM9,000 =<strong> RM18,000<\/strong><\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>Dalam kes ini, pembeli perlu membayar <strong>RM18,000 <\/strong>untuk duti setem.<\/p>\n\n\n\n<p>Jelas sekali, bayaran duti setem boleh menjadi jumlah yang agak besar. Tetapi, kerajaan kini menyediakan<strong> pengecualian duti setem<\/strong>, yang juga diberikan untuk pemindahan hartanah atas dasar kasih sayang, yang akan disebut secara ringkas di bawah.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-5-bila-saya-perlu-membayar-bayaran-duti-setem-untuk-memorandum-pemindahan\">5.
