It&rsquo;s your responsibility to follow the rules the <span style=\"color: #ff6600;\"><a style=\"color: #ff6600;\" href=\"https:\/\/www.canada.ca\/en\/revenue-agency.html\"><span style=\"font-weight: 400;\">Canada Revenue Agency<\/span><\/a><\/span><span style=\"font-weight: 400;\"> (CRA) set out to encourage landlords to keep up with the CRA for the latest news and updates.<\/span><\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">But don&rsquo;t worry &mdash; in this article, we&rsquo;ll go over basic tax principles, tips for getting a more significant return, and what&rsquo;s new for the 2023 tax filing season.<\/span><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\">\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-basic-tax-principles-for-landlords\"><b>The basic tax principles for landlords<\/b><\/h2>\n\n\n\n<p><strong>Filing taxes as a landlord are:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400; color: #000000;\">Organized &ndash; make sure to organize all your files in a secure place&#8203;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Professional &ndash; separate your purchases from your rental purchases&#8203;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Accurate &ndash; remember to keep all itemized receipts to verify the nature of the expense&nbsp;<\/span><\/li>\n<\/ul>\n\n\n\n<p><strong>Rental income vs. business income:<\/strong><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">It&rsquo;s important to know whether the money you&rsquo;re getting from your property can be classified as rental or business income.<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400; color: #000000;\">Rental income is when you provide housing<\/span>; business income is when you give not just housing but also other services<\/li>\n<\/ul>\n\n\n\n<p><strong>Share of ownership:<\/strong><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">In Canada, the <span style=\"color: #ff6600;\"><a style=\"color: #ff6600;\" href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/tax\/businesses\/topics\/rental-income\/ownership.html\"><span style=\"font-weight: 400;\">share of ownership<\/span><\/a><\/span><span style=\"font-weight: 400;\"> is when you don&rsquo;t fully own a rental property. For example, it would typically be split 50\/50 between spouses or family members. Or, if you own it 100% on your own, then you would claim all the income as your own.<\/span><\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-nbsp\">&nbsp;<\/h3>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-how-to-claim-work-from-home-expenses\"><b>How to claim work-from-home expenses<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Landlords would want to take advantage of the home office expense this year if they continued to <a href=\"https:\/\/liv.rent\/blog\/2020\/08\/taxbacks-guide-to-working-from-home\/\"><span style=\"font-weight: 400;\">work from home<\/span><\/a><span style=\"font-weight: 400;\"> in 2023. The home office expense is available to anyone who worked from home for at least half the time over four weeks or more because of the pandemic.<\/span><\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">There are two versions of processes:<\/span><\/p>\n\n\n\n<p><strong>Simplified process<\/strong><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">As part of the simplified process, people can claim up to $2 per day up to a maximum of $500. This would cover a range of expenses you had because you were stuck working at home.<\/span><\/p>\n\n\n\n<p><strong>Traditional detailed process<\/strong><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">Landlords will want to try to go for this more traditional detailed process because it can add up to more than $500 in tax relief. To file with this process, you will need a T2200 from your employer, plus you&rsquo;ll want to figure out the square footage of both your home and your office.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-nbsp-0\">&nbsp;<\/h2>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-tax-tips-for-property-owners-how-to-get-a-more-significant-return\"><b>Tax tips for property owners &ndash; how to get a more significant return<\/b><\/h2>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">At the end of the day, everyone, including landlords, wants to make sure they&rsquo;re getting the best recovery possible.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">There are five key areas where you can help yourself to maximize your return:<\/span><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Claimable expenses<\/strong><\/li>\n\n\n\n<li><strong>Mortgage payments<\/strong><\/li>\n\n\n\n<li><strong>Everyday expenses that people tend to overlook or forget<\/strong><\/li>\n\n\n\n<li><strong>Current costs vs. capital expenses<\/strong><\/li>\n\n\n\n<li><strong>Claiming a loss<\/strong><\/li>\n\n\n\n<li><strong>Bookkeeping and tax tips<\/strong><\/li>\n<\/ol>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Claimable expenses<\/strong><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">There are many expenses that landlords and property owners incur that they will want to claim for a better return. This can include things like insurance and interest costs. Additionally, some repairs or routine maintenance you do on your property can be claimable.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">Plus, if you obtain professional services, that can also be a claimable expense. Finally, keep those receipts for trips to Staples because you can also claim office supplies.<\/span><\/p>\n\n\n\n<p>&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Mortgage payments<\/strong><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">You cannot deduct your mortgage payment.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">However, you can claim any interest you incurred on borrowed money to maintain the investment. Any interest on your mortgage, line of credit, or any other loan for your investment property can be claimed.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">We cover this at length in the third section of the live event in our discussion of rising interest &amp; mortgage rates.<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Everyday expenses that landlords overlook<\/strong><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">Natalija shared some hidden expenses that people often forget to claim even though they&rsquo;re eligible. This will include things like:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400; color: #000000;\">Insurance<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Interest on mortgage payments (especially for 2022)<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Professional services<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Office supplies<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Repairs and maintenance<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Utilities<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">Additionally, from the perspective of investment analysis and financial planning, the most common costs that investors forget to include when they are looking at properties as income properties are:&nbsp;<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400; color: #000000;\">Vacancy<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Property management<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Capital expenditures<\/span><\/li>\n<\/ul>\n\n\n\n<p>&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Current expenses vs. capital expenses<\/strong><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">Natalija covers the difference between current and capital expenses. Here&rsquo;s a brief overview of what was covered:<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">Essentially, current expenses are day-to-day costs that keep your property reasonably maintained.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">This includes things like:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400; color: #000000;\">Fixing a broken sink<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Painting a fence<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400; color: #000000;\">Replacing a lightbulb<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">However, capital costs are expenses that go beyond that. They add considerable value to your property. This includes repairs that extend the useful life of your property, improve it beyond its original condition, or any repairs made before selling a property or as a condition of a sale.<\/span><\/p>\n\n\n\n<p>&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Claiming a loss<\/strong><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">So, how can you claim a loss if your rental expenses were more than your rental income? Natalija covers that in our webinar.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400; color: #000000;\">When filling out your T776, your tax-filing software will automatically calculate this.
