Tetapi tidak ada cukai yang perlu dibayar jika tiada keuntungan yang diperoleh atau apabila anda menerima kerugian daripada jualan tersebut.<\/span><\/p>\n\n\n\n<p><strong><span style=\"color: #000000;\">Tetapi bagaimana seseorang mengira CKHT?<\/span><\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"color: #000000;\">Apakah keuntungan yang boleh dikenakan caj? [Perbezaan antara harga belian hartanah anda dan harga jualannya]<\/span><\/li>\n\n\n\n<li><span style=\"color: #000000;\">Kalikan ini dengan kadar yang relevan untuk CKHT anda.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"color: #000000;\">Jika keuntungan yang boleh dikenakan caj adalah lebih rendah dan anda mengambil masa lebih daripada 5 tahun untuk menjual hartanah anda, CKHT akan dikurangkan.<\/span><\/p>\n\n\n\n<p><span style=\"color: #000000;\">Tanpa mengira sama ada anda seorang rakyat Malaysia atau tidak, cukai ini terpakai kepada sesiapa yang mendapat keuntungan daripada menjual hartanah di Malaysia.<\/span><\/p>\n\n\n\n<p><strong><span style=\"color: #000000;\">Anda hanya akan terkecuali dari CKHT jika;<\/span><\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"color: #000000;\">Satu pengecualian seumur hidup atas sebarang keuntungan yang boleh dikenakan caj daripada pelupusan kediaman persendirian<\/span><\/li>\n\n\n\n<li><span style=\"color: #000000;\">Pengecualian pada RM10,000 pertama atau 10% daripada keuntungan yang diperoleh, mana-mana yang lebih tinggi.<\/span><\/li>\n\n\n\n<li><span style=\"color: #000000;\">Apabila hartanah dipindahkan dengan cara hadiah antara ahli keluarga terdekat<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"color: #ff6600;\">*Sejak pengumuman Bajet 2021, sambungan pengecualian duti setem atas perjanjian pinjaman dan Perjanjian Jual Beli telah dilanjutkan kepada kontraktor penyelamat dan pembeli asal rumah yang terbengkalai dari Januari 2021 hingga Disember 2025.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-yuran-ejen-hartanah-malaysia\"><span style=\"color: #000000;\"><a id=\"ejen\"><\/a>3.
