（吉隆坡23日讯）2020年我国 房市 前景可期！国内房产经纪认为， 关丹 和 怡保 的房价增长前景料最为强劲，预计将分别增9.4%和7.6%；至于前景最弱的预计是槟城，预测增长率为2.1%。<\/p>\n

亚洲最大房产科技集团居外IQI（Juwai IQI）向386位国内房产经纪做出调查，并发表了《2019年末季大马住宅房产调查和指数》报告。<\/div>\n<\/div>\n

数据显示，国内房产经纪乐观看待未来12个月和24个月的房产领域前景，并预测全国房价将在未来12个月内成长5.1%。<\/p>\n

租金料涨5.7%<\/h2>\n

其中，关丹的房价预计在未来12个月内将上涨约9.4%，而怡保房价料在明年上涨7.6%；槟城和砂拉越州的房价增长则料最疲弱，增长率份别为2.1%和3.4%。<\/p>\n

至于在未来24个月内，全国房价预计会再成长14.5%。其中，以砂拉越州（增16.8%）、怡保（增16.8%）、柔佛（增16.1%）和沙巴州（增16%）的涨幅最高；最低的预计是关丹州，但即便如此，涨幅也预计可达7%。<\/p>\n

房产租赁市场方面，全国租金预计在未来12个月内成长5.7%；未来24个月则估计成长11.4%。<\/p>\n

除了怡保料录得约12.3%的最高增幅，其他州属也预计将取得至少5.4%租金增长。唯有关丹州的租赁前景惨兮兮，租金增长恐萎缩0.1%，为唯一录得负成长的州属。<\/p>\n

“总体而言，怡保的前景最为乐观。有100%的房产经纪预计本地首购族将在未来12个月内在怡保购买更多房产。”<\/p>\n

首购族新房是大客
\n升级买家最爱二手<\/h2>\n

首购族是国内新房市场中最大的买家群体，占约31%，在二手市场中则排名第3大，占约25%；二手房市场中，占有最大份额的买家群体是本地升级买家，达29%。<\/p>\n

调查显示，首购族<\/a>的购房趋势将从明年起看涨。有多达约65%的房产经纪相信，首购族完成房产交易的数量将在来年增加，比较持否定意见的6%。<\/p>\n

看好升级买家将达成更多交易的受访房产经纪占61.2%，投资者方面则有65%受访者看好。<\/p>\n

“得益于政府积极促进经济成长和解决房产供应过剩问题，有约80%受访者认为，外国买家将在接下来12个月内于我国购买更多房产。”<\/p>\n

同时，居外网执行主席乔治契米尔指出，即使全球环境不稳定，2020年我国经济仍预计增长4.3%至4.8%，出口和贸易顺差也将有所增长。<\/p>\n

“此外，降低外国买家的购房价格门槛将有助于缓解一些市场上的未售库存。我们近期的调查发现，有71%的人对该政策表达赞许。我们预计，这些因素将在2020年为大马房市提供支持。”<\/p>\n

外国买者占近20%<\/h2>\n

外国买家在房市的动向向来倍受关注。但调查发现，外国买家在我国所有房产交易中，所占的比例竟还不到20%。<\/p>\n

报告指出，不论是在新房或二手房市中，外国买家在其中的交易比例都比本地首购族、投资者或升级买家（Upgrade Buyers）少得多，在新房交易中的比率仅19.3%，在二手房市中则占19.7%。<\/p>\n
