This suggests a more controlled market rather than a broad contraction.<\/p>\n\n\n\n<p>Pricing remained positive. The&nbsp;<strong>Malaysian House Price Index<\/strong>&nbsp;rose&nbsp;<strong>1.7%<\/strong>&nbsp;to&nbsp;<strong>235.2 points<\/strong>, while the average home price increased to&nbsp;<strong>RM507,533<\/strong>, up from&nbsp;<strong>RM494,384<\/strong>&nbsp;in Q3 2025.<\/p>\n\n\n\n<p>By property type,&nbsp;<strong>terraced and semi-detached homes<\/strong>&nbsp;led growth at&nbsp;<strong>2.2%<\/strong>, followed by&nbsp;<strong>high-rise units at 1.3%<\/strong>. Detached houses dipped&nbsp;<strong>0.7%<\/strong>, showing that demand remains more selective across different segments.<\/p>\n\n\n\n<p>The interest rate environment remains supportive, with Bank Negara Malaysia keeping the&nbsp;<strong>OPR at 2.75%<\/strong>&nbsp;in May 2026. Inflation also remained manageable, with headline inflation at&nbsp;<strong>1.6%<\/strong>&nbsp;and core inflation at&nbsp;<strong>2.1%<\/strong>&nbsp;in Q1 2026.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-outlook\">Outlook<\/h2>\n\n\n\n<p>Malaysia&rsquo;s property market is expected to remain selective in the second half of 2026.<\/p>\n\n\n\n<p>The main challenge is still unsold supply. Residential overhang exceeded&nbsp;<strong>32,000 completed units<\/strong>&nbsp;worth&nbsp;<strong>RM16.37 billion<\/strong>, while unsold serviced apartments reached&nbsp;<strong>19,263 units<\/strong>&nbsp;worth&nbsp;<strong>RM16.52 billion<\/strong>.<\/p>\n\n\n\n<p>New launches are also being moderated, with&nbsp;<strong>9,112 residential units<\/strong>&nbsp;launched in Q1 2026 and a take-up rate of only&nbsp;<strong>11.5%<\/strong>. This points to cautious buyer sentiment, especially as many buyers continue to face mortgage approval challenges.<\/p>\n\n\n\n<p>Looking ahead, landed homes, transit-oriented locations and areas linked to the&nbsp;<strong>Johor JS-SEZ<\/strong>&nbsp;and&nbsp;<strong>RTS Link<\/strong>&nbsp;are likely to remain more resilient.
