Namun nilai keseluruhan hampir tidak berubah pada RM51.09 bilion, turun hanya 0.6 peratus.<\/p>\n\n\n\n<p>Indeks Harga Rumah Malaysia (IHRM) pula <strong>naik 1.7 peratus kepada 235.2 mata<\/strong>, dengan <strong>harga purata RM507,533 seunit<\/strong>. Angka ini bersifat awalan dan mungkin disemak semula.<\/p>\n\n\n\n<p>Satu lagi angka menarik perhatian. <strong>Unit kediaman siap dibina<\/strong> tetapi <strong>tidak terjual meningkat<\/strong> kepada <strong>32,801 unit, bernilai RM16.37 bilion<\/strong>.<\/p>\n\n\n\n<p>Secara ringkas, gambaran rasmi ialah pasaran yang stabil tetapi berhati-hati. Transaksi lebih perlahan, harga naik sedikit, dan bekalan tidak terjual semakin bertambah. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-2-kenapa-satu-angka-tidak-cukup-untuk-memahami-pasaran\">2. Kenapa Satu Angka Tidak Cukup untuk Memahami Pasaran<\/h2>\n\n\n\n<p>IHRM ialah penanda aras yang sangat berguna, tetapi ia menggabungkan semua jenis kediaman dalam satu angka purata. Rumah baharu dan subsale, landed dan bertingkat tinggi, di seluruh negara, dikira bersama.<\/p>\n\n\n\n<p>Purata sebegini bagus untuk melihat arah keseluruhan, tetapi ia juga mengimbangi perbezaan besar antara segmen. Lihat sahaja perbezaan yang terkandung dalam data NAPIC sendiri:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-text-hover-color\">Mengikut jenis rumah:<\/mark><\/strong> Rumah <strong>teres dan berkembar naik 2.2 peratus<\/strong>. Namun rumah sesebuah turun 0.7 peratus, manakala unit bertingkat tinggi naik perlahan pada 1.3 peratus.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:1px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-text-hover-color\">Mengikut kadar jualan pelancaran baharu:<\/mark><\/strong> Kediaman <strong>landed terjual pada kadar 16.6 peratus<\/strong>, berbanding hanya <strong>3.6 peratus untuk unit bertingkat tinggi<\/strong>.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:1px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-text-hover-color\">Mengikut julat harga:<\/mark><\/strong> Hanya <strong>rumah melebihi RM1 juta yang berkembang<\/strong>, naik 1.8 peratus. Segmen <strong>RM500,000 hingga RM1 juta pula turun<\/strong> paling banyak pada 11.2 peratus.<\/li>\n<\/ul>\n\n\n\n<p>Dengan kata lain, purata 1.7 peratus itu menyembunyikan beberapa pasaran yang bergerak pada kelajuan berbeza. NAPIC memberi penanda aras rasmi keseluruhan, manakala data IQI memberi pandangan rapat tentang segmen yang paling aktif.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-harga-rumah-di-kuala-lumpur-kini-lepasi-rm1-juta\">3. Harga Rumah di Kuala Lumpur Kini Lepasi RM1 Juta<\/h2>\n\n\n\n<p>Harga purata rumah subsale di <strong>Kuala Lumpur meningkat 15 peratus<\/strong> tahun ke tahun <strong>kepada RM1.02 juta<\/strong> pada suku pertama 2026.<\/p>\n\n\n\n<p>Inilah gambaran terperinci yang dimaksudkan. Menurut data subsale IQI, harga purata rumah terpakai di ibu negara kini <strong>melepasi paras satu juta ringgit<\/strong>.<\/p>\n\n\n\n<p>Di peringkat nasional, harga purata rumah<strong> subsale meningkat 4.8 peratus<\/strong> kepada <strong>RM545,059<\/strong>.
