DSR ialah cara paling pantas untuk bank menilai risiko ini. <\/p>\n\n\n\n<p>Jika <strong>DSR anda sudah tinggi<\/strong> sebelum menambah loan rumah, bank menganggap anda <strong>berisiko gagal bayar<\/strong>, dan permohonan anda kemungkinan besar ditolak walaupun gaji anda nampak tinggi.<\/p>\n\n\n\n<p>Itulah sebabnya mengira DSR anda&nbsp;sebelum&nbsp;memohon adalah langkah paling bijak. Ini termasuk:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ansuran pinjaman rumah sedia ada<\/li>\n\n\n\n<li>Ansuran pinjaman kereta<\/li>\n\n\n\n<li>Pinjaman peribadi<\/li>\n\n\n\n<li><a href=\"https:\/\/iqiglobal.com\/blog\/bm\/pinjaman-rumah-hutang-ptptn\/\">PTPTN<\/a><\/li>\n\n\n\n<li>Pembiayaan ASB<\/li>\n\n\n\n<li>Kad kredit, biasanya dikira sebagai&nbsp;<strong>5% daripada had kad atau baki<\/strong>, bukan jumlah penuh<\/li>\n<\/ul>\n\n\n\n<p>Ansuran kereta anda secara langsung boleh mengurangkan jumlah loan rumah yang anda layak, dan mulai Jun 2026, cara faedah sewa beli kenderaan juga telah berubah di bawah <a href=\"https:\/\/theedgemalaysia.com\/node\/805496\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Akta Sewa Beli (Pindaan) 2026<\/a>.<\/p>\n\n\n\n<p><strong>Penting:<\/strong>&nbsp;Sewa rumah, bil elektrik, bil telefon, dan barang dapur&nbsp;tidak&nbsp;dikira dalam DSR, kerana ia bukan komitmen hutang yang dilaporkan kepada biro kredit. Walau bagaimanapun, bank tetap menilai perbelanjaan ini secara keseluruhan ketika menimbang kemampuan anda.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-3-contoh-pengiraan-dsr\"><strong>3. Jumlah komitmen baru menjadi RM2,650.<\/p>\n\n\n\n<p>DSR selepas loan rumah = (RM2,650 &divide; RM5,000) &times; 100 =&nbsp;<strong>53%<\/strong>.<\/p>\n\n\n\n<p>Pada 53%, Martin masih berada dalam julat yang diterima oleh kebanyakan bank, jadi peluang kelulusannya tinggi, dengan syarat rekod kreditnya bersih.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-berapa-peratus-dsr-yang-baik\">3. Bank lazimnya meluluskan tanpa banyak halangan.<\/td><\/tr><tr><td class=\"has-text-align-center\" data-align=\"center\">60% &ndash; 70%<\/td><td class=\"has-text-align-center\" data-align=\"center\">Risiko sederhana<\/td><td class=\"has-text-align-center\" data-align=\"center\">Biasanya had maksimum bagi pendapatan sederhana. Anda mungkin pernah baca <strong>&ldquo;Bank A had 50%, Bank B had 70%&rdquo;<\/strong>, tetapi angka ini sering bercanggah antara satu sumber dengan yang lain. <\/p>\n\n\n\n<p>Sebabnya mudah:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em><strong>Bank di Malaysia tidak menerbitkan satu had DSR tetap secara rasmi kepada umum.<\/strong><\/em><\/p>\n<\/blockquote>\n\n\n\n<p>Bank Negara Malaysia (BNM)&nbsp;<strong>tidak<\/strong>&nbsp;menetapkan satu kadar maksimum DSR nasional. Sebaliknya, setiap bank menetapkan polisi dalaman mereka sendiri, dan had itu berubah mengikut beberapa faktor:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Tahap pendapatan anda<\/strong>: ini faktor terbesar.
