{"id":128313,"date":"2026-05-28T15:05:40","date_gmt":"2026-05-28T07:05:40","guid":{"rendered":"https:\/\/iqiglobal.com\/blog\/?p=128313"},"modified":"2026-06-18T19:14:50","modified_gmt":"2026-06-18T11:14:50","slug":"kedah-kelantan-pulangan-hartanah-kukuh","status":"publish","type":"post","link":"https:\/\/iqiglobal.com\/blog\/bm\/kedah-kelantan-pulangan-hartanah-kukuh\/","title":{"rendered":"Kedah dan Kelantan Catat Pulangan Hartanah Kukuh Sejak 2010"},"content":{"rendered":"<!DOCTYPE html PUBLIC \"-\/\/W3C\/\/DTD HTML 4.0 Transitional\/\/EN\" \"http:\/\/www.w3.org\/TR\/REC-html40\/loose.dtd\">\n<html><body><p>Kedah dan Kelantan mungkin jarang menjadi tumpuan utama dalam pelaburan hartanah, namun data jangka panjang menunjukkan kedua-duanya mencatat <strong>pertumbuhan nilai rumah yang kukuh<\/strong> sejak 2010. <\/p>\n\n\n\n<p>Menurut analisis Juwai IQI berdasarkan data 15 tahun daripada <a href=\"https:\/\/napic.jpph.gov.my\/ms\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Pusat Maklumat Harta Tanah Negara<\/a> (NAPIC), lokasi pembelian memainkan peranan besar dalam menentukan pulangan hartanah.<\/p>\n\n\n\n<p><strong>Kashif Ansari<\/strong>, Pengasas Bersama dan Ketua Pegawai Eksekutif Kumpulan Juwai IQI, berkata <strong>Johor<\/strong> mencatat <strong>pertumbuhan paling ketara<\/strong> apabila harga purata rumah meningkat lebih tiga kali ganda. Harga purata rumah di negeri itu naik daripada <strong>RM162,136 pada 2010<\/strong> kepada <strong>RM487,128 ketika ini<\/strong>.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>Johor memang mengejutkan, tetapi bukan satu-satunya! <strong>Kedah dan Kelantan<\/strong> jarang berada dalam senarai utama pelabur hartanah, namun kedua-duanya <strong>memberi pulangan kukuh<\/strong> kepada pemilik rumah dan berada antara <strong>lima negeri terbaik<\/strong> dari segi <strong>pertumbuhan nilai rumah sejak 2010<\/strong>,&rdquo; katanya.<\/p>\n<\/blockquote>\n\n\n\n<p>Secara nasional, harga purata rumah di Malaysia meningkat daripada <strong>RM218,000 pada 2010<\/strong> kepada <strong>RM508,000 ketika ini<\/strong>, iaitu lebih dua kali ganda dalam tempoh 15 tahun. <\/p>\n\n\n\n<p>Menurut Kashif, ini bermakna pemilik rumah secara purata telah menambah kira-kira <strong>RM290,000<\/strong> kepada nilai bersih mereka hanya dengan memiliki hartanah kediaman.<\/p>\n\n\n\n<p>Kuala Lumpur pula kekal sebagai pasaran bernilai tinggi, walaupun kadar kenaikannya tidak sepantas Johor. Harga purata rumah di ibu negara meningkat daripada sekitar <strong>RM396,000 pada 2010<\/strong> kepada kira-kira <strong>RM827,000 kini<\/strong>, dengan kenaikan sekitar <strong>RM431,000<\/strong>, iaitu peningkatan tertinggi dari segi nilai mutlak berbanding negeri lain.<\/p>\n\n\n\n<div class=\"wp-block-media-text is-stacked-on-mobile\" style=\"grid-template-columns:36% auto\"><figure class=\"wp-block-media-text__media\"><img fetchpriority=\"high\" decoding=\"async\" width=\"280\" height=\"280\" src=\"https:\/\/iqiglobal-web-revamp.s3.amazonaws.com\/wp\/blog\/wp-content\/uploads\/2024\/10\/Kashif-280x280-1.webp\" alt=\"\" class=\"wp-image-93536 size-full\" srcset=\"https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2024\/10\/Kashif-280x280-1.webp 280w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2024\/10\/Kashif-280x280-1-150x150.webp 150w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2024\/10\/Kashif-280x280-1-120x120.webp 120w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2024\/10\/Kashif-280x280-1-160x160.webp 160w, https:\/\/iqiglobal.com\/blog\/wp-content\/uploads\/2024\/10\/Kashif-280x280-1-80x80.webp 80w\" sizes=\"(max-width: 280px) 100vw, 280px\" \/><\/figure><div class=\"wp-block-media-text__content\">\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>Di Kuala Lumpur, walaupun kadar kenaikan tidak sepantas Johor, nilai permulaan yang lebih tinggi menyebabkan <strong>peningkatan dalam nilai ringgit<\/strong> adalah lebih besar&hellip;<\/p>\n<cite><strong>Kashif Ansari,&nbsp;Pengasas Bersama dan Ketua Pegawai Eksekutif Kumpulan Juwai IQI<\/strong><\/cite><\/blockquote>\n<\/div><\/div>\n\n\n\n<p>Beliau menjelaskan bahawa perbezaan <strong>kadar pertumbuhan harga<\/strong> antara negeri dipengaruhi oleh <strong>faktor ekonomi<\/strong>, <strong>pembangunan setempat<\/strong> dan <strong>permintaan pasaran<\/strong>. Dalam konteks ini, lokasi pembelian adalah sama penting dengan jenis hartanah kerana setiap negeri mempunyai pemacu pertumbuhan yang berbeza.<\/p>\n\n\n\n<p><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-text-hover-color\">&ldquo;Lokasi pembelian adalah sama penting dengan jenis hartanah. Faktor ekonomi di setiap negeri mendorong kadar kenaikan harga yang berbeza,&rdquo;<\/mark> katanya.<\/p>\n\n\n\n<p>Berdasarkan data sejak 2010, <strong>Johor, Kedah, Negeri Sembilan, Perak, Kelantan dan Perlis<\/strong> mencatat pertumbuhan harga terpantas. Setiap negeri merekodkan peningkatan sekurang-kurangnya <strong>2.4 kali ganda<\/strong>, sekali gus menunjukkan pertumbuhan hartanah kini semakin meluas ke luar bandar utama.<\/p>\n\n\n\n<p>Dari segi prospek masa depan, negeri berharga lebih rendah seperti <strong>Kelantan, Kedah, Perlis, Melaka dan Perak<\/strong> masih mempunyai ruang untuk mengejar negeri yang lebih mahal seperti Kuala Lumpur. <\/p>\n\n\n\n<p>Potensi ini didorong oleh harga yang masih rendah berbanding purata nasional serta pertumbuhan kukuh sejak beberapa tahun kebelakangan ini.<\/p>\n\n\n\n<p>Namun begitu, Kashif menegaskan bahawa analisis ini bukan nasihat pelaburan.
