Antaranya termasuk:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>tarif elektrik<\/li>\n\n\n\n<li>sewa premis perniagaan<\/li>\n\n\n\n<li>kos logistik<\/li>\n\n\n\n<li>kos gudang<\/li>\n\n\n\n<li>kos pekerja<\/li>\n\n\n\n<li>penyelenggaraan operasi harian<\/li>\n<\/ul>\n\n\n\n<p>Apabila kos ini sudah naik, ia biasanya <strong>sukar untuk turun semula<\/strong>. Gaji Minimum RM1,700 dan Tekanan Golongan M40<\/h2>\n\n\n\n<p>Malaysia telah menaikkan <strong>gaji minimum kepada RM1,700<\/strong> bermula 2025. Dari sudut kebajikan pekerja, ini adalah perkembangan yang penting kerana ia membantu meningkatkan pendapatan golongan berpendapatan rendah.<\/p>\n\n\n\n<p>Namun, ia juga mencetuskan satu cabaran lain yang dikenali sebagai <em>wage compression<\/em> atau <strong>tekanan jurang gaji<\/strong>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Apa itu wage compression?<\/strong><\/h4>\n\n\n\n<p>Wage compression berlaku apabila <strong>jurang gaji<\/strong> antara pekerja baharu, pekerja junior dan pekerja pertengahan menjadi <strong>semakin kecil<\/strong>.<\/p>\n\n\n\n<p>Contohnya:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><thead><tr><th class=\"has-text-align-center\" data-align=\"center\">Kategori Pekerja<\/th><th class=\"has-text-align-center\" data-align=\"center\">Anggaran Gaji Bulanan<\/th><\/tr><\/thead><tbody><tr><td class=\"has-text-align-center\" data-align=\"center\">Pekerja permulaan<\/td><td class=\"has-text-align-center\" data-align=\"center\"><strong>RM1,700<\/strong> hingga <strong>RM2,500<\/strong><\/td><\/tr><tr><td class=\"has-text-align-center\" data-align=\"center\">Eksekutif junior<\/td><td class=\"has-text-align-center\" data-align=\"center\"><strong>RM3,000<\/strong> hingga <strong>RM4,500<\/strong><\/td><\/tr><tr><td class=\"has-text-align-center\" data-align=\"center\">Profesional pertengahan<\/td><td class=\"has-text-align-center\" data-align=\"center\"><strong>RM5,000<\/strong> hingga <strong>RM10,000<\/strong><\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>Apabila gaji pekerja permulaan meningkat, tetapi <strong>gaji pekerja pertengahan tidak naik<\/strong> pada kadar yang sama, golongan <strong>M40 boleh mula rasa tersepit<\/strong>.<\/p>\n\n\n\n<p>Mereka mungkin tidak layak menerima banyak bantuan atau subsidi, tetapi pada masa yang sama mereka masih perlu menanggung<strong> kos hidup yang semakin tinggi<\/strong>.<\/p>\n\n\n\n<p>Inilah sebabnya ramai pekerja muda dan profesional pertengahan merasakan pendapatan mereka nampak cukup, tetapi sebenarnya semakin sukar untuk menyimpan, melabur atau membeli rumah.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-harga-rumah-di-malaysia-beli-atau-sewa-dahulu\">3. Harga Rumah di Malaysia: Beli atau Sewa Dahulu?<\/h2>\n\n\n\n<p>Di sinilah isu kewangan mula bertemu dengan realiti hidup.<\/p>\n\n\n\n<p>Harga rumah di Malaysia, khususnya di kawasan bandar, masih berada pada <strong>paras yang tinggi<\/strong>. Persoalan sebenarnya ialah, adakah lebih bijak untuk <strong>beli sekarang, atau sewa<\/strong> dahulu?<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-i-perbandingan-mudah-beli-vs-sewa-kondominium-rm500-000\"><strong>i. Tetapi ia menunjukkan bahawa membeli rumah perlu dibuat berdasarkan <strong>kemampuan sebenar<\/strong>, bukan sekadar kerana takut terlepas peluang.<\/p>\n<\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-4-bila-membeli-rumah-masih-masuk-akal\">4. Bila Membeli Rumah Masih Masuk Akal?<\/h2>\n\n\n\n<p>Membeli rumah masih boleh menjadi keputusan kewangan yang baik jika anda berada dalam <strong>situasi yang betul<\/strong>. Anda boleh mempertimbangkan untuk membeli rumah jika:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>anda <strong>merancang untuk tinggal<\/strong> di kawasan tersebut sekurang-kurangnya <strong>5 hingga 7 tahun<\/strong><\/li>\n\n\n\n<li>bayaran bulanan rumah <strong>tidak melebihi 30 peratus daripada gaji bersih<\/strong><\/li>\n\n\n\n<li>anda <strong>mempunyai dana kecemasan<\/strong> yang mencukupi<\/li>\n\n\n\n<li>anda layak mendapat <strong>insentif pembeli rumah pertama<\/strong> atau <strong>pengecualian duti setem<\/strong><\/li>\n\n\n\n<li>anda mempunyai <strong>pekerjaan dan pendapatan yang stabil<\/strong><\/li>\n\n\n\n<li>pembelian tersebut sesuai dengan <strong>pelan kewangan jangka panjang<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Dalam keadaan ini, membeli rumah boleh menjadi langkah yang kukuh kerana ia membantu membina aset dalam jangka panjang.<\/p>\n\n\n\n<p>Rumah bukan sekadar tempat tinggal. Untuk sesetengah orang, ia juga menjadi bentuk <strong>simpanan jangka panjang<\/strong>, perlindungan daripada kenaikan sewa dan aset yang boleh diwariskan kepada keluarga.<\/p>\n\n\n\n<p>Namun, semua ini hanya benar jika pembelian tersebut <strong>tidak membebankan aliran tunai bulanan<\/strong> anda.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>Jika bayaran rumah terlalu tinggi sehingga anda tidak mampu menyimpan, tidak mempunyai dana kecemasan, atau terpaksa bergantung kepada kad kredit setiap bulan, pembelian itu mungkin <strong>belum sesuai dengan keadaan kewangan semasa<\/strong>.<\/p>\n<\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-5-bila-menyewa-dahulu-mungkin-lebih-bijak\">5.
