Tanda Awal Projek Mula Menghadapi Masalah<\/h2>\n\n\n\n<p>Walaupun projek hanya disahkan terbengkalai apabila pembinaan berhenti sepenuhnya, sebenarnya ada beberapa <strong>petanda awal<\/strong> yang boleh membantu pembeli mengesan sesuatu yang tidak kena.&nbsp;<\/p>\n\n\n\n<p>Petanda ini tidak muncul sekaligus, tetapi bila ia berlaku secara berulang, pembeli perlu lebih peka dan berhati hati.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>1. Pemaju Kurang Berkongsi Perkembangan<\/strong><\/h4>\n\n\n\n<p><strong>Komunikasi pemaju<\/strong> memainkan peranan besar dalam memberi keyakinan kepada pembeli.<\/p>\n\n\n\n<p>Pada peringkat awal, pemaju biasanya aktif menghantar kemas kini, gambar, laporan ringkas atau sekurang kurangnya menjawab pertanyaan pembeli.<\/p>\n\n\n\n<p>Namun apabila projek mula mengalami tekanan, komitmen ini selalunya berubah menjadi:<\/p>\n\n\n\n<p>&bull; respons yang <strong>sangat lambat<\/strong><br>&bull; <strong>jawapan ringkas<\/strong> yang tidak menjelaskan apa apa<br>&bull; alasan umum<strong> tanpa bukti kemajuan<\/strong><\/p>\n\n\n\n<p>Bila pemaju mula mengelak daripada memberi maklumat, itu selalunya menunjukkan mereka sedang berdepan isu dalaman.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>3. Tarikh Pembinaan Mula Tersasar<\/strong><\/h4>\n\n\n\n<p>Tidak semua kelewatan bermaksud projek bermasalah, tetapi apabila <strong>jadual pembinaan mula lari jauh<\/strong> daripada perancangan asal dan ditangguh beberapa kali, pembeli patut mula memantau.<\/p>\n\n\n\n<p>Contoh situasi yang membimbangkan:<br>&bull; tarikh serahan ditangguh lebih daripada sekali<br>&bull; pemaju tidak memberikan alasan yang munasabah<br>&bull; jadual baharu masih tidak menunjukkan progres ketara<\/p>\n\n\n\n<p>Kelewatan berpanjangan biasanya berpunca daripada isu kewangan atau pengurusan projek.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>4. Pertukaran Kontraktor atau Pekerja Secara Mendadak<\/strong><\/h4>\n\n\n\n<p>Satu lagi petanda yang sering terlepas pandang ialah <strong>pertukaran kontraktor utama<\/strong>.
