Bagaimana Isu Rumah Lelong dan Blacklisted Mempengaruhi Pasaran Hartanah?&nbsp;<\/h2>\n\n\n\n<p>Isu rumah lelong dan rumah blacklisted bukan sekadar masalah individu tetapi menggambarkan dua cabaran utama dalam pasaran hartanah Malaysia.&nbsp;<\/p>\n\n\n\n<p>Antaranya <strong>tekanan kewangan isi rumah<\/strong> dan <strong>ketidaktelusan<\/strong> dalam industri pembangunan.&nbsp;<\/p>\n\n\n\n<p>Kedua-duanya saling berkait rapat dan memberi kesan langsung terhadap kestabilan sektor hartanah negara.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-a-kesan-langsung-nbsp\">a) Kesan Langsung&nbsp;<\/h3>\n\n\n\n<p>Apabila jumlah rumah dilelong meningkat, <strong>harga pasaran<\/strong> kawasan berdekatan <strong>cenderung jatuh<\/strong> kerana <strong>unit dijual<\/strong> pada <strong>nilai yang lebih rendah<\/strong>. &nbsp;<\/p>\n\n\n\n<p>Fenomena ini memberi kesan rantaian kepada pasaran sekunder dan projek baharu.&nbsp;<\/p>\n\n\n\n<p>Dari perspektif perbankan, peningkatan NPL <strong>mengurangkan<\/strong> keupayaan institusi kewangan <strong>menawarkan pinjaman baharu<\/strong>, sekaligus memperlahankan pertumbuhan pasaran hartanah keseluruhan.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-b-kesan-tidak-langsung\">b) Kesan Tidak Langsung<\/h3>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"640\" height=\"320\" src=\"https:\/\/iqiglobal-web-revamp.s3.ap-southeast-1.amazonaws.com\/wp\/blog\/wp-content\/uploads\/2025\/10\/23120126\/76.webp\" alt=\"\" class=\"wp-image-118690\" srcset=\"https:\/\/iqiglobal-web-revamp.s3.ap-southeast-1.amazonaws.com\/wp\/blog\/wp-content\/uploads\/2025\/10\/23120126\/76.webp 640w, https:\/\/iqiglobal-web-revamp.s3.ap-southeast-1.amazonaws.com\/wp\/blog\/wp-content\/uploads\/2025\/10\/23120126\/76-300x150.webp 300w, https:\/\/iqiglobal-web-revamp.s3.ap-southeast-1.amazonaws.com\/wp\/blog\/wp-content\/uploads\/2025\/10\/23120126\/76-370x185.webp 370w\" sizes=\"(max-width: 640px) 100vw, 640px\" \/><\/figure>\n<\/div>\n\n\n<p>Projek blacklisted dan terbengkalai <strong>menjejaskan reputasi pemaju<\/strong> tempatan, menurunkan tahap kepercayaan pelabur luar terhadap kestabilan pasaran Malaysia.&nbsp;<\/p>\n\n\n\n<p>Kerajaan terpaksa menanggung kos tambahan melalui <a href=\"https:\/\/ehome.kpkt.gov.my\/index.php\/pages\/view\/275\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Program Pemulihan Projek Terbengkalai<\/a><strong> (KPKT)<\/strong> untuk menyelamatkan projek berisiko tinggi.&nbsp;<\/p>\n\n\n\n<p>Menurut KPKT, setakat 2025 terdapat lebih <strong>230 projek lewat<\/strong>,<strong> 347 projek sakit <\/strong>dan<strong> 116 projek terbengkalai<\/strong> yang sedang dalam pemantauan dan pelan pemulihan aktif di seluruh negara.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Ini menunjukkan kesan domino yang melibatkan bukan sahaja pembeli, tetapi juga kontraktor, pembekal, dan tenaga kerja dalam sektor pembinaan.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-6-boleh-ke-beli-rumah-lelong-atau-blacklisted-nbsp\">6.
