walaupun bekerja keras setiap bulan.&nbsp;Antara puncanya termasuk:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ekonomi masih bertumpu pada <strong>sektor kos rendah<\/strong> seperti pembuatan asas dan perkhidmatan.&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Produktiviti tenaga kerja<\/strong> tidak seiring dengan kemajuan teknologi, menyebabkan syarikat tidak menaikkan gaji secara signifikan.&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Kos hidup bandar<\/strong> meningkat jauh lebih cepat berbanding pendapatan sebenar rakyat.&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Golongan muda dan pekerja bandar menjadi kelompok paling terkesan!&nbsp;<\/p>\n\n\n\n<p>Ramai graduan dengan gaji sekitar RM2,000&ndash;RM2,800 kini berdepan realiti hidup sendirian di bandar besar, membayar sewa, pengangkutan dan bil asas yang menelan hampir keseluruhan gaji bulanan.&nbsp;<\/p>\n\n\n\n<p>Bagi keluarga M40 dan B40 pula, hampir semua pendapatan dihabiskan untuk bertahan &mdash; Ramai merasa tertekan kerana bekerja keras <strong>tanpa melihat hasil<\/strong> yang nyata.<\/p>\n\n\n\n<p>Setiap bulan kitarannya sama: gaji masuk, bil dibayar, baki makin berkurang, dan akhirnya hanya menunggu gaji berikutnya.<\/p>\n\n\n\n<p>Hakikatnya, isu utama bukan berapa banyak hutang yang ditanggung, tetapi <strong>bagaimana setiap ringgit diuruskan<\/strong>.<\/p>\n\n\n\n<p>Sebelum bercakap tentang pelaburan atau pembelian rumah pertama, persoalan paling penting yang perlu dijawab ialah:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow Malaysia&nbsp;<\/h2>\n\n\n\n<p>Tahap <strong>hutang isi rumah Malaysia<\/strong> kekal antara yang <strong>tertinggi di Asia<\/strong>!&nbsp;<\/p>\n\n\n\n<p>Walaupun ekonomi berkembang dan rakyat masih mampu membayar komitmen bulanan, pergantungan terhadap pinjaman semakin meningkat.&nbsp;<\/p>\n\n\n\n<p>Menurut Bank Negara Malaysia (BNM), <strong>nisbah hutang isi rumah<\/strong> kepada Keluaran Dalam Negara Kasar (KDNK) naik daripada <strong>82.6% pada 2023<\/strong> kepada <strong>84.2% pada 2024<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Secara keseluruhan, jumlah hutang isi rumah kini dianggarkan <strong>RM1.63 trilion<\/strong>, menandakan tekanan kewangan yang masih ketara walaupun pertumbuhan hutang perlahan.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" cagaran.&nbsp;<\/p>\n\n\n\n<p>Ini menjadikan sistem perbankan kekal stabil, tetapi isi rumah masih berisiko jika gaji tidak meningkat seiring dengan kenaikan kos hidup.<\/p>\n\n\n\n<h2 berbelanja.<\/strong>&nbsp;<\/p>\n\n\n\n<p>Ramai masih melihat wang sebagai sesuatu untuk &ldquo;digunakan&rdquo;, bukan untuk &ldquo;dikembangkan&rdquo;.&nbsp;<\/p>\n\n\n\n<p>Kajian oleh Bank Negara Malaysia (BNM) dan OECD (2023) mendapati hanya <strong>36% rakyat dewasa Malaysia<\/strong> mempunyai tahap <strong>literasi kewangan yang mencukupi<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Ini bermaksud majoriti masih kabur tentang asas penting seperti faedah kompaun, inflasi sebenar, dan risiko pelaburan.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-a-mengapa-rakyat-masih-lemah-dalam-pengurusan-wang-nbsp\"><strong>a) Mengapa rakyat masih lemah dalam pengurusan wang<\/strong>&nbsp;<\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Pendidikan kewangan tidak menjadi keutamaan<\/strong>&nbsp;<br>Ramai hanya belajar tentang hutang, kad kredit, dan pelaburan selepas bekerja, bukan sejak di bangku sekolah.&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Budaya &ldquo;nampak mampu&rdquo; lebih kuat daripada realiti sebenar<\/strong>&nbsp;<br>Media sosial mencipta tekanan untuk kelihatan berjaya, sehingga ramai berbelanja di luar kemampuan demi imej dan status.&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Tiada tabiat menyimpan<\/strong>&nbsp;<br>Kajian AKPK menunjukkan hampir 70% individu yang mendapatkan bantuan mereka tidak mempunyai simpanan tetap, menyebabkan hutang menjadi penyelesaian jangka pendek setiap negara<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Apabila terlalu ramai rakyat berhutang tanpa strategi, <strong>kuasa beli menurun<\/strong> dan kitaran <strong>hutang isi rumah berpanjangan<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Dalam jangka panjang, ia boleh mengurangkan keupayaan masyarakat untuk menyimpan dan melabur dalam aset produktif seperti rumah atau perniagaan.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-c-sinar-perubahan-nbsp\"><strong>c) Sinar Perubahan<\/strong>&nbsp;<\/h4>\n\n\n\n<p>Namun keadaan tidak sepenuhnya suram.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Lebih ramai anak muda kini mula celik tentang pelaburan digital, aplikasi bajet dan konsep simpanan mikro melalui platform seperti <a href=\"https:\/\/power.akpk.org.my\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">AKPK e-Learning<\/a>, <strong>DuitKu BNM<\/strong> dan <a href=\"https:\/\/fintechnews.my\/51361\/wealthtech-malaysia\/a-list-of-licensed-robo-advisor-platforms-in-malaysia\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">robo-advisor tempatan<\/a>.&nbsp;<\/p>\n\n\n\n<p>Langkah kecil ini menandakan perubahan penting: rakyat mula melihat kewangan bukan sekadar bertahan, tetapi untuk membina masa depan.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-harga-rumah-di-malaysia-semakin-sukar-dicapai-nbsp\">Harga Rumah di Malaysia Semakin Sukar Dicapai&nbsp;<\/h2>\n\n\n\n<p>Memiliki rumah kini menjadi cabaran besar bagi rakyat Malaysia, khususnya golongan muda dan pembeli rumah pertama.&nbsp;<\/p>\n\n\n\n<p>Walaupun ekonomi berkembang, <strong>harga hartanah terus meningkat<\/strong> jauh lebih cepat berbanding gaji.&nbsp;<\/p>\n\n\n\n<p>Menurut <a href=\"https:\/\/napic2.jpph.gov.my\/ms\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Pusat Maklumat Harta Tanah Negara<\/a> (NAPIC), harga median rumah di Malaysia kini sekitar <strong>RM450,000<\/strong>, sedangkan pendapatan isi rumah median hanyalah <strong>RM6,338 sebulan (2022)<\/strong>.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure tahunan isi rumah<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Namun di Malaysia, nisbah ini telah meningkat kepada lebih <strong>5.5 hingga 6 kali ganda<\/strong>, menandakan jurang besar antara pendapatan dan harga pasaran sebenar.&nbsp;<\/p>\n\n\n\n<p>Mengapa rumah semakin sukar dimiliki:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Kenaikan harga melebihi pertumbuhan gaji: <\/strong>Di bandar utama, harga rumah meningkat sekitar 4&ndash;6% setahun, manakala gaji naik hanya 3%.&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Kos binaan dan tanah yang tinggi: <\/strong>Pemaju sukar menawarkan rumah bawah RM300,000 tanpa menjejaskan margin kos.&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Syarat pinjaman ketat: <\/strong>Ramai gagal mendapatkan pinjaman kerana nisbah hutang (DSR) sudah tinggi, walaupun mereka mampu membayar sewa bulanan.&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Golongan muda dengan gaji RM2,500&ndash;RM3,000 sukar layak membeli rumah berharga RM300,000 ke atas <strong>tanpa bantuan kewangan<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Ramai akhirnya memilih untuk <strong>menyewa lebih lama<\/strong> atau membeli rumah di kawasan pinggir bandar seperti Semenyih, Rawang atau Nilai.&nbsp;<\/p>\n\n\n\n<p>Kini muncul trend baharu seperti <strong>skim sewa beli<\/strong>, <strong>pelaburan bersama (co-investment)<\/strong> dan <strong>pembelian melalui platform digital<\/strong> yang memberi lebih fleksibiliti kepada pembeli muda.&nbsp;<\/p>\n\n\n\n<p>Namun hakikatnya, pemilikan rumah kekal menjadi cabaran utama selagi pendapatan tidak meningkat seiring dengan harga pasaran.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Risiko Baharu dalam Kewangan Digital Malaysia<\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure sekarang bayar kemudian (Buy Now Pay Later) menjadikan transaksi lebih mudah dan cepat. <\/p>\n\n\n\n<p>Namun, kemudahan ini datang bersama <strong>risiko baharu<\/strong> yang sering dipandang digital<\/strong> dilaporkan pada tahun 2024.<\/p>\n\n\n\n<p>Ini menunjukkan walaupun rakyat semakin celik teknologi, tahap <strong>kewaspadaan kewangan masih lemah<\/strong>.<\/p>\n\n\n\n<p>Untuk mengelak risiko ini, pengguna disarankan menetapkan <strong>had perbelanjaan digital<\/strong> bulanan, menyemak laporan kewangan secara berkala dan menggunakan aplikasi kewangan yang diluluskan oleh Bank Negara Malaysia.<\/p>\n\n\n\n<p>Kewangan digital sepatutnya membantu rakyat mengurus wang dengan lebih bijak, bukan memerangkap mereka dalam hutang baharu yang tidak disedari.<\/p>\n\n\n\n<h2
