Apa Perlu Buat Jika Tuan Rumah Mengabaikan Laporan Kerosakan?<\/h2>\n\n\n\n<p>Jika tuan rumah <strong>mengabaikan laporan kerosakan<\/strong>, penyewa perlu mengambil tindakan susulan bagi memastikan isu tersebut tidak berlarutan. <\/p>\n\n\n\n<p>Situasi ini penting ditangani segera bagi <strong>melindungi hak<\/strong> dan <strong>keselamatan penyewa<\/strong> sepanjang tempoh sewaan.<\/p>\n\n\n\n<p>Berikut merupakan langkah-langkah yang boleh diambil sekiranya tuan rumah mengabaikan laporan kerosakan:<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-1-kumpul-bukti-nbsp\"><strong>1. Kumpul bukti&nbsp;<\/strong><\/h4>\n\n\n\n<p>&nbsp;Jika tuan rumah tidak mengambil tindakan, penyewa perlu menyimpan bukti seperti gambar, mesej, dan resit.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-2-hantar-notis-bertulis-atau-melalui-whatsapp-nbsp\"><strong>2. Hantar notis bertulis atau melalui whatsapp<\/strong>&nbsp;<\/h4>\n\n\n\n<p>Notis bertulis wajar diberikan dengan tempoh tindakan tertentu. Nyatakan jenis kerosakan dan kesan kepada keselamatan atau keselesaan. Berikan tempoh munasabah contohnya<strong> 2 minggu<\/strong> untuk tuan rumah mengambil tindakan.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-3-baiki-sendiri-jika-perlu-nbsp\"><strong>3. Baiki sendiri (jika perlu)<\/strong>&nbsp;<\/h4>\n\n\n\n<p>Jika masih tiada respon, penyewa boleh baiki sendiri dan tuntut kos melalui resit dan bukti kerja pembaikan.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-4-laporkan-kepada-autoriti-yang-berkenaan-nbsp\"><strong>4. Saluran untuk Membuat Laporan Isu Sewaan<\/h2>\n\n\n\n<p>Penyewa dan tuan rumah kedua-duanya mempunyai hak yang diiktiraf oleh undang-undang. <\/p>\n\n\n\n<p>Jika berlaku penindasan seperti <strong>deposit tidak dipulangkan<\/strong>, <strong>caj tambahan tidak sah<\/strong>, atau <strong>gangguan privasi, <\/strong>laporan boleh dibuat melalui saluran seperti berikut:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Tribunal Tuntutan Pengguna Malaysia (TTPM)<\/strong>&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Sesuai untuk tuntutan bawah RM25,000 berkaitan perkhidmatan sewaan.&nbsp;Boleh buat aduan secara online melalui <a href=\"https:\/\/ttpm.kpdn.gov.my\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-text-hover-color\">https:\/\/ttpm.kpdn.gov.my\/&nbsp;<\/mark><\/a><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Mahkamah Sesyen \/ Majistret<\/strong>&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Untuk tuntutan melebihi RM25,000 atau kes pengusiran.&nbsp;Perlu melalui proses guaman dan mungkin melibatkan peguam.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Pejabat Peguam \/ Firma Guaman<\/strong>&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Untuk nasihat undang-undang dan tindakan seperti menghantar surat tuntutan atau saman.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Lembaga Penilai, Pentaksir, Ejen Harta dan Pengurus Harta (LPPEH)<\/strong>&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Untuk kes yang melibatkan ejen hartanah, pastikan ejen tersebut berdaftar secara sah dengan LPPEH. <\/p>\n\n\n\n<p>Jika ejen berdaftar melanggar etika contohnya <strong>menipu kadar sewa<\/strong>, <strong>menyembunyikan maklumat rumah<\/strong>, atau <strong>memungut komisen berlebihan<\/strong> anda boleh membuat aduan terus ke LPPEH melalui portal rasmi <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-text-hover-color\"><a href=\"https:\/\/lpeph.gov.my\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">https:\/\/lpeph.gov.my\/<\/a>&nbsp;<\/mark><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Balai Polis<\/strong>&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Jika tuan rumah atau penyewa melakukan <strong>penipuan<\/strong>, <strong>ugutan<\/strong>, atau <strong>mengambil deposit tanpa niat menyewakan rumah sebenar<\/strong>, kes boleh dikategorikan sebagai <strong>jenayah komersial<\/strong>.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-6-tindakan-yang-dikenakan-nbsp-jika-penyewa-lambat-bayar-sewa-nbsp\">6.
