Tanah H1 2025 oleh NAPIC, <a href=\"https:\/\/www.dagangnews.com\/article\/terkini\/nilai-transaksi-hartanah-malaysia-menurun-rm505-bilion-pada-1q2025-napic-51740\" target=\"_blank\" rel=\"noreferrer noopener\">harga purata rumah di Malaysia<\/a> <strong>meningkat secara perlahan<\/strong> kepada sekitar <strong>RM486,070<\/strong>, dengan pertumbuhan tahunan sekitar <strong>0.9%<\/strong> berbanding tempoh yang sama tahun sebelumnya.<\/p>\n\n\n\n<p>Di kawasan bandar utama seperti <strong>Lembah Klang, Johor <\/strong>dan<strong> Pulau Pinang<\/strong>, rumah teres biasa pun kini mencecah <strong>RM500,000 ke atas<\/strong>, mengatasi paras kelayakan bagi majoriti golongan berpendapatan rendah.&nbsp;<\/p>\n\n\n\n<p>Suku pertama 2025 turut merekodkan <strong>penurunan sebanyak 6.2% <\/strong>dalam <a href=\"https:\/\/iqiglobal.com\/blog\/bm\/laporan-pasaran-hartanah-s1-napic\/\" target=\"_blank\" rel=\"noreferrer noopener\">jumlah transaksi hartanah<\/a> berbanding suku sebelumnya, menandakan pasaran mula perlahan sedikit.&nbsp;<\/p>\n\n\n\n<p>Namun begitu, <strong>permintaan terhadap rumah mampu milik <\/strong>masih sangat<strong> tinggi<\/strong>, terutama dalam mengikut <strong>kaedah biasa pinjaman bank<\/strong> (kadar kelayakan 30%-40% DSR), individu berpendapatan RM1,700 mungkin hanya <strong>layak memohon pinjaman<\/strong> dalam lingkungan <strong>RM150,000&ndash;RM200,000<\/strong>, yang sangat terhad untuk pasaran bandar.<\/p>\n\n\n\n<p>Tambahan pula, <strong>kos sampingan<\/strong> seperti deposit 10%, yuran guaman, duti setem dan bayaran penilaian terus menjadi <strong>penghalang utama<\/strong>, walaupun ansuran bulanan mungkin nampak mampu milik.&nbsp;<\/p>\n\n\n\n<p>Namun begitu, peluang memiliki rumah dengan gaji RM1,700 mungkin lebih terbuka di <strong>kawasan luar bandar <\/strong>atau pekan kecil.&nbsp;<\/p>\n\n\n\n<p>Harga rumah seperti unit PR1MA, Rumah Mesra Rakyat atau pangsapuri kos sederhana di kawasan ini lazimnya lebih rendah, iaitu sekitar <strong>RM150,000 hingga RM250,000<\/strong>.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Julat harga ini lebih selari dengan had pinjaman yang mampu dicapai oleh golongan kenderaan, dan kad kredit.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Menurut Bank Negara Malaysia, <a href=\"https:\/\/www.bernama.com\/bm\/news.php\/target%3D%27_blank%27?id=2450537&amp;utm_source=chatgpt.com\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>nisbah hutang isi rumah<\/strong><\/a><strong> <\/strong>terhadap KDNK Malaysia<strong> kekal tinggi sekitar 82%<\/strong>, antara yang tertinggi di Asia.&nbsp;<\/p>\n\n\n\n<p>Bagi individu berpendapatan RM1,700, walaupun gaji mencukupi dari segi keperluan asas, keupayaan untuk menyimpan dan membayar ansuran rumah <strong>boleh terjejas<\/strong> sekiranya mereka mempunyai komitmen hutang lain yang besar.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Bank pula mengambil kira <strong>Nisbah Khidmat Hutang (DSR)<\/strong> semasa memproses permohonan pinjaman &ndash; jika terlalu tinggi, pinjaman mungkin tidak diluluskan.&nbsp;<\/p>\n\n\n\n<p>Ini menjadikan pemilikan rumah bukan sahaja tentang gaji semasa, tetapi juga tentang
