Empat Pemacu Utama Pasaran Hartanah Kuala Lumpur S1 2025<\/h2>\n\n\n\n<p>Prestasi pasaran hartanah Kuala Lumpur pada <strong>separuh pertama 2025<\/strong> dibentuk oleh pelbagai faktor makro yang saling memperkukuh antara satu sama lain.<\/p>\n\n\n\n<p>Meskipun berhadapan dengan cabaran ekonomi global, pasaran kekal tangkas, menunjukkan ketahanan luar biasa dalam empat aspek utama:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-i-dominasi-mutlak-pasaran-sekunder\"><strong>i. Dominasi Mutlak Pasaran Sekunder<\/strong><\/h3>\n\n\n\n<p>Pasaran sekunder (subsale) terus mengukuhkan peranannya sebagai tulang belakang utama transaksi hartanah di Kuala Lumpur. <\/p>\n\n\n\n<p>Dengan jumlah sebanyak <strong>9,633 transaksi<\/strong>, ia bukan sahaja mencerminkan minat pasaran terhadap unit sedia ada, tetapi juga menunjukkan peralihan minat pembeli yang lebih <strong>selektif<\/strong>, <strong>pragmatik<\/strong> dan <strong>berorientasikan nilai<\/strong>.<\/p>\n\n\n\n<p>Hartanah subsale biasanya berada di <strong>kawasan matang<\/strong> dengan infrastruktur sedia ada seperti pengangkutan awam, sekolah, dan kemudahan gaya hidup &ndash; menjadikannya <strong>pilihan ideal<\/strong> bagi pembeli yang mahukan kepastian dan akses segera.<\/p>\n\n\n\n<p>Fenomena ini juga menunjukkan <strong>kematangan pasaran<\/strong>, di mana pembeli lebih mementingkan lokasi dan kepraktisan berbanding janji masa depan semata-mata.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-ii-pertumbuhan-sewa-luar-biasa\"><strong>ii. Pertumbuhan Sewa Luar Biasa<\/strong><\/h3>\n\n\n\n<p>Dalam masa yang sama, <strong>kadar sewa purata <\/strong>di Kuala Lumpur mencatatkan<strong> peningkatan 6.1% YoY kepada RM2,901<\/strong> &ndash; satu angka yang bukan sahaja mengatasi purata nasional sebanyak RM2,020, tetapi juga menggambarkan kekuatan asas permintaan sewaan di ibu kota.<\/p>\n\n\n\n<p>Peningkatan ini berlaku dalam konteks pasaran sewaan nasional yang semakin stabil, menunjukkan bahawa Kuala Lumpur kekal sebagai hab ekonomi, pendidikan dan pekerjaan &ndash; tiga pemacu utama yang merangsang permintaan penyewa domestik dan antarabangsa. <\/p>\n\n\n\n<p>Kenaikan sewa ini juga mengangkat potensi pelaburan hartanah kediaman sebagai aset jana pendapatan pasif jangka sederhana hingga panjang.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-iii-permintaan-sewaan-yang-tinggi-di-kuala-lumpur\"><strong>iii.
