一般上，马来西亚受到<\/strong>HDA<\/strong>保护的房地产<\/strong>包括：<\/p>\n\n\n\n

Commercial title under HDA<\/strong>：<\/strong>如服务式公寓、综合或混合发展房屋（mixed-use development）、小型居家式办公单位（SoHo）<\/li>\n<\/ul>\n\n\n\n
如果房子受到HDA的保护，房地产买家将享有以下权益：<\/strong><\/p>\n\n\n\n

个别地契（Individual Title，如有地房产）必须在签署SPA日期起的24个月内交付空屋<\/li>\n\n\n\n
分层地契（Strata Title，如公寓）必须在签署SPA日期起的36个月内交付空屋<\/li>\n\n\n\n
若发展商延迟交付物业，买家可向房屋仲裁庭提出索赔，或提出民事诉讼<\/li>\n\n\n\n

无论是住宅地契（Residential Title）的房子，或是Commercial Title under HDA的房子，都在房屋发展法令的保护下，买家的权益也受到保障。<\/p>\n\n\n

但如果要对比这两种地契的房子，那么Residential Title<\/mark><\/a>的房子是最为理想的。<\/p>\n\n\n\n
顾名思义， Residential Title主要是作为居住用途的房子，完全没有商业活动的干扰，因此会有以下好处：<\/p>\n\n\n\n

居住环境更安静、更安全<\/li>\n\n\n\n
水电费、门牌税和地税以家庭用户计算，费率更实惠<\/li>\n\n\n\n

3. <\/strong>购买租赁地契（<\/strong>Leasehold<\/strong>）房子<\/strong><\/strong><\/h2>\n\n\n\n
没错！买房建议选择租赁地契\/99年地契（Leasehold）的房子！<\/p>\n\n\n

以往可能大家都说，买房一定要买永久地契（Freehold）的房子，因为你将永远持有该产业的拥有权<\/strong>。 <\/p>\n\n\n\n
这是错误的概念！因为在《1960年土地征用法令》<\/mark><\/a><\/strong>，即使你的房地产建在Freehold土地上，政府也有权在必要时收回。<\/strong><\/p>\n\n\n\n
此外，一般上永久地契的房子都比较昂贵，而且如今很多Freehold的房子地点<\/mark><\/a>都离市中心偏远，<\/strong>出入并不方便。<\/p>\n\n\n

如今很多房地产中介或房地产专家，都建议买家购买租赁地契的房子，主要有以下5个原因：<\/p>\n\n\n\n
i. <\/strong>价格较低：<\/strong>买家买房成本低，加上房子会不断升值，若日后想要卖掉房子，将会有更高的回报率。<\/p>\n\n\n\n
ii. <\/strong>地理位置优越：<\/strong>一般上靠近市中心、交通便利的地点或是房产投资热点<\/strong>，房子都属于租赁地契<\/strong>，这是因为政府为了方便日后的城市发展与规划<\/strong>，因此所发放的土地大部分为Leasehold。<\/strong><\/p>\n\n\n\n
iii. <\/strong>投资回酬高：<\/strong>由于Leasehold的房子价格较低，加上理想的地理位置，无论是出租或转售，都能获得不错的价格，因此投资回酬会比永久地契的房子高。<\/p>\n\n\n\n
iv. <\/strong>设施完善：<\/strong>由于地契期限的限制<\/strong>，很多发展商都会配备更好、更齐全的设施来吸引买家，尤其是看重交通便利性、居住生活的舒适度<\/strong>的年轻买家。<\/p>\n\n\n\n
v. <\/strong>永久地契“不永久”：<\/strong>就如上述提到的，若永久地契的地点适合用于发展，政府有权收回该土地<\/strong>，因此即使花较高的金额购买永久地契的房产，买家也不能确保其永久性。<\/p>\n\n\n\n

4. <\/strong>购买半家具单位<\/strong><\/strong><\/h2>\n\n\n\n
如果一间空单位要价RM800,000、一间半家具单位（Partly Furnished）也是要价RM800,000，而全家具单位（Fully Furnished）同样要价RM800,000……<\/p>\n\n\n\n
作为买家的你，会选择购买哪一间呢？<\/p>\n\n\n

不过要知道，如果买Fully Furnished单位，那就没有太多空间让你设计自己的家，可能无法设计成自己想要的居家风格。<\/p>\n\n\n\n
同时，发展商为了赚取更多盈利，因此提供的家具，可能材质或质量不太理想<\/strong>。<\/p>\n\n\n\n
因此，若你想要省下装修和买家具的钱，同时又能将房子设计成自己想要的风格，建议购买<\/strong>Partly Furnished<\/strong>的单位<\/strong>！<\/p>\n\n\n\n

5. <\/strong>注意停车位设计<\/strong><\/strong><\/h2>\n\n\n\n
如今公寓的停车位设计主要分成两种：前后停车的Tandem Parking<\/strong>和左右停车的Side-by-Side Parking<\/strong>。<\/p>\n\n\n
