A Wake-Up Call from Facebook  

Before he was a successful agent working at his own pace, Alvin was once a vegetarian food stall hawker. Starting at the age of 19, he worked tirelessly from 7 a.m. to 3 p.m., only to switch gears in the evening, donning formal attire to distribute flyers in shopping malls until late at night.  

It was a grueling routine, but he maintained an open mind for opportunities. 

One day in 2017, a Facebook property ad caught his attention. Though he couldn’t afford the property at the time, the agent suggested he explore real estate as a part-time job.  

He attended a briefing and instantly got swooned by the professionalism and sharp appearances of the real estate agents. “A group of people came wearing a suit, clean shoes and looking very presentable. I was ‘sold’ right away with their confidence.”  

The promise of flexibility, unlimited income, and the chance to step away from the hawker lifestyle excites him. 

He decided to give it a shot and thus began his journey with IQI Global.  

The Reality-Check of Real Estate  

Getting into real estate is a breeze, but staying on that tough road is where the real challenge kicks in.  

In his first three months, he didn’t close any deals.  

“One biggest common misconception about real estate agents is that they earn money quickly and effortlessly. However, the reality involves discipline, resilience, and consistent effort.” 

The lack of a stable salary was daunting, especially with monthly expenses and financial commitments. 

During low points, he doubted himself. However, he learned to focus, manage his time effectively, and trust the process. 

Even though he faced some tough times and had his doubts at first, he didn’t give up. He got the hang of the industry, improved his sales techniques, and really tapped into the world of digital marketing.  

By the end of his first year, he sold his first serviced suite and super link house. He even closed off RM4 million in sales within two days.  

From Zero to Hero  

Surprisingly, the COVID-19 pandemic, which hit a lot of people hard, turned out to be a great chance for Alvin to stand out.  

He focused on online marketing, making engaging property tour videos that caught the eye of potential buyers. This fresh strategy resulted in impressive sales and took his career to a whole new level.   

Alvin also mentioned that he leads a small team of agents who use Facebook ads for marketing and focused on online strategies.

With this, he managed to maintain his momentum. Between 2020 and 2023, he made it as Melaka’s top project performer, and in one memorable instance, he closed RM10 million in project sales in a single day. 

Talk about rise from ashes, right?  

To this day, Alvin continues to focus on growing his team and his success. He became the proud owner of luxury items like BMW and a Rolex, traveled around the world, and received esteemed accolades, including honors from the Malaysian Institute of Estate Agents (MIEA) and recognition from Britishpedia’s Successful People in Malaysia.

One of Vietnam’s highest-selling real estate agencies is expanding with the launch of its third office in Da Nang; joining the existing Hanoi and Ho Chi Minh City offices. 

Kashif Ansari, Co-Founder and Group CEO of Juwai IQI, highlighted that the beauty of the region is no secret to both local and overseas buyers, due to its beautiful sandy beaches, modern infrastructure, and a thriving real estate market.  

Da Nang provides a range of new opportunities. The city is undergoing a construction boom, with 13 new housing projects approved just this year to-date, worth some VND17,000 billion.”

Kashif also explained that Da Nang racked up to 2.5% growth in GRP last year. That expansion is attracting foreign investment, leading to 104 new foreign-invested projects being licensed in 2023.  

This inflow of capital stimulates the economy and creates new demand for commercial and residential property.  

Moreover, as it is a tourist city, Da Nang’s rental room exploitation rate is quite remarkable (up to 7-8% per year) compared to Hanoi or HCM (around 4-5% per year).

But that’s not all, Kashif also pointed out that Da Nang offers a range of new opportunities. As the trend of compact urban development drives increased demand for high-rise housing, the city is experiencing a construction boom.

As a result, over 4,000 apartment units are currently for sale with a 90% liquidity rate, and 13 new housing projects worth a staggering VND17,000 billion have been approved this year.

In addition, the resort market is also undergoing a resurgence, with premium projects from renowned international brands such as Nobu Hospitality, Fusion, InterContinental, Mandarin Oriental; gaining substantial investor interest.

Da Nang’s strategic initiatives and favourable policies are creating a conducive environment for visionary investors, and prestigious events like the APEC conference, big weddings of billionaires, and the recent Gulfstream Customer Conference with 50 billionaires organized in Da Nang are boosting the city’s profile.

On the other hand, Juwai IQI Co-Founder and Group Managing Director, Daniel Ho, said Juwai IQI will provide significant support to the new team in IQI VIetnam’s Da Nang office.

On October 23, 2024, IQI Indonesia finalised two significant agreements: to exclusively market residential real estate projects in Bandung Barat and announced its collaborate with Hengky Kurniawan, the television star and Bupati (Regent) of Bandung Barat.

As Bupati, Hengky Kurniawan is committed to enhancing the region’s infrastructure, drawing in new investments, and advancing real estate development.

About the New IQI Office

“We wanted our new facility to be more flexible, health-conscious, and appealing for our team,” said Juwai IQI Co-Founder and Group CEO Kashif Ansari.

“One of the great features of our new Asia Pacific Command Centre is that it is in the middle of a thriving urban area. That makes it a great place to work and provides for connectivity, convenience, amenities, and proximity to clients, partners, and industry events.

Juwai IQI Co-Founder and Group Managing Director Daniel Ho said, “Kuala Lumpur is our headquarters for global research and development, and Malaysia is fast becoming one of Asia’s most important technology hubs.

The Asia Pacific Command Centre is where our new technology and R&D team is coming together. It will eventually include 1,000 individuals, all focused on delivering the best and most innovative technology, to global real estate markets.

In this brand-new office space, we have emphasised health and wellness and installed the latest technology and amenities. We also seek to promote teamwork and interaction in the exciting collaborative spaces that are a step up from what we had before.

A Ceremony to Remember

IQI’s journey was one to remember, from humble beginnings to achieving millions in sales. It is a testament to the hard work, dedication, and passion of the IQI team.

Lim Aik Hoe, Managing Director of the EXSIM Group was also part of the grand opening ceremony.

The team at Malaysia Digital Economy Corporation (MDEC), who displayed strong support in IQI’s intention to build a tech and research team at Millerz Square, also graced the grand opening ceremony as seen below.
